Smoking/Vaping Policy
Smoking and vaping are strictly prohibited inside the property.

Pet Policy
A maximum of two pets is permitted. A $500 non-refundable pet fee is required, along with $25 per pet, per month. The number of pets may be negotiable upon request.

Access Items
Tenants will be provided with two (2) house keys, two (2) garage door openers, two (2) community pool fobs, and one (1) Ring camera for the front door. Replacement of lost or damaged items will be at the tenant's expense.

Lawn & Exterior Maintenance
Tenants are responsible for maintaining the lawn, flower beds, and all landscaping to community standards. Additional fees may be assessed if the property is not kept in good condition.

Maintenance & Repairs
All maintenance requests must be submitted to the landlord. Tenants are not permitted to conduct repairs without prior approval. Routine upkeep of fixtures and aesthetic features due to normal use or wear is the tenant's responsibility.

Renter's Insurance
Renter's insurance is required, with a minimum liability coverage of $100,000.

    "It’s shocking seeing rent become so high in certain neighborhoods in Jacksonville. I have never in a million years thought I’d see duplexes in New River going for $1100! And Town Center apartments being over $1300 a month! That is ridiculous. Rentals in that area were between 550-700. That is so sad."

    "It’s mind blowing to see Jacksonville’s rent prices skyrocket. Duplexes surrounding the New River neighborhood use to be 595-700 a month and now they are in the high 900’s and 1,000’s. That is so sad. I never thought I’d see the day where rentals on Starling St and York St and other streets are 1000-1200. That is RIDICULOUS for that area."

    "I'm not aware of community events besides Halloween but the people are friendly and there is a few schools very close to the actual neighborhood. I have never had any issues living here and it has been a very safe environment so far from the time that I have lived here. I am very happy with everything except the roads which are bumpy and some potholes. These items get taken care of throughout the year."
