We are offering four private bedrooms for individual rent in the newly renovated basement of our owner-occupied home on Bluff Point Ln, Aspen Hill / Silver Spring, MD 20906.

The basement has its own exterior entrance and is separate and private from the owners' living space upstairs. There will be a maximum of four residents sharing the downstairs common spaces. Ample free street parking is available.

Available Rooms:
- Bedroom 1 (Master Suite) || $1190/month || 220 sq. ft. including private ensuite full bathroom || $1,270/month newly furnished
- Bedroom 2 || $925/month || 168 sq. ft. || $985/month newly furnished
- Bedroom 3 || $750/month || 91 sq. ft. || $800/month newly furnished
- Bedroom 4 || $850/month || 130 sq. ft. || $910/month newly furnished

**Rents includes utilities, fast Wi-Fi, dedicated basement laundry, and periodic common-area & bathroom cleaning.**

**Household environment**

You will also have access to:
- Kitchenette with refrigerator/freezer, microwave, and air-fryer oven
- Dedicated basement washer and dryer
- Shared dining/relaxing area
- Additional storage space
- Central heating and air conditioning, controlled from upstairs

We are looking for residents who want a quiet, clean, and respectful place to live.
 - Minimum 6-month lease; longer-term preferred
- non-smoking, no-pets, no-parties, no recreational drug use
- Respect for sleeping hours and shared spaces.

A **one-month security deposit** and standard applicant screening, including income verification, rental references, and a background check, are required.

The house is in a **quiet, peaceful residential neighborhood** where we have always felt very safe with convenient access to recreation, public transportation, shopping, and major roads.
- 5 min by foot: Bus Ride On Route 51 to Glenmont Metro and the ICC Park & Ride; Sports courts, swimming pool, recreation center, and Matthew Henson walking/biking trail
- 5 min by bike: Georgia Ave bus connections toward Glenmont, Silver Spring, Leisure World, and Olney, plus Routes 26 and 49 toward Bethesda and Rockville
- 5 min by car / ~15 min by bike: **Glenmont Metro (Red Line)
 taking you to **downtown DC in about 20 min
 the Aspen Hill, Layhill, and Aspen Manor shopping centers
- By car: Easy access to Georgia Ave, Connecticut Ave, and MD-200; I-495 about 15 min; Downtown DC about 45 min

    "Although I don’t depend on public information the commute is quite average. Whenever there is road work during rush hours there’s always a delay sometimes more than other especially on route 32 with sometimes major road work. Of late it has gotten much better because most of the work seems to be done. I must give the workers a big thank you for the exceptional work they have done even though the weather was so hot most of the time. Thank you from all the commuters of route 32. It is such a pleasure driving there now that it’s not that narrow and winding as before. Thank you workers for all your hard work. May God bless you and your family. "
