About Your New Home:

"Yellow House" is a 1951 Bungalow, and the front house on a split lot, set far enough back to provide you with an ample front yard for grilling, relaxing, or playing.

Inside you will find a comfortable 750sq ft layout with 2 bedrooms, 1 bath, full kitchen, living/dining combo, in-unit front load washer/dryer, central air, 2 covered porches, one with a locked gate for entrance, and a back patio. Off-street parking for one car is accessible via the shared driveway with the back unit.

A new roof and central air were both installed in 2019. Annual AC maintenance, along with updated attic insulation and double paned windows, keeps the house cool in summer and warm in winter.

To unwind you can relax on the front porch or back porch, choose to enjoy activities in the large front yard, which will have the landscaping updated soon, or take a stroll to Downs Field to catch a game, explore the Boggy Creek Green Belt, or head a little further through the community gardens and down to houndstooth coffee for a beverage and a snack!

Yellow House comes partially furnished with permanent shelving and an armoire in the master bedroom for additional storage, with the option to add additional furnishings at tenants request (see photos and descriptions for examples of optional furnishings).

Master bedroom: is large and bright with a spacious closet, armoire, and permanent shelves for additional storage.
Optional: side tables, and/or shoe rack

Second bedroom/Office suite: has it's own closet and comes with optional bookcase and/or full-sized bed frame (you provide the mattress).

Kitchen: has a full-sized fridge, dishwasher, over range microwave, gas range and oven, wine crate pantry, permanent shelving over window, and an optional sidebar for additional counter space and storage.

Living/Dining Room: comes with permanent shelving over windows.
Optional: entry way bench/shoe rack, coat tree, lamps, rolling cart, convertible dining table with chairs, and/or side tables.

Bathroom: 1 full bath, with 45 degree angled tub for soaking, completely remodeled in 2015. Comes with a corner storage bin and over-toilet shelving.

Laundry: private, in-unit, front-loading washer and dryer.

Your front yard was once xeriscaped with fruiting lemon trees, rosemary, and agave, but the last few winters killed everything off, so there may be updates coming soon.
If you like to garden, there is the perfect spot by the front walk way for a squarefoot garden that gets direct morning light and afternoon shade and you will also find the front yard comes equipped with a composter.

Small pets may be considered at landlords discretion, and will require a non-refundable pet fee.

$2040 base rent + $325 will cover ALL utilities - water, wastewater, gas, trash, recycling, electric, and high speed fiber internet. ($2365/mo all in)

My neighbors are fantastic, my child grew up here playing safely in our yard and up and down the street since he was under two years old. I was a single mom when I moved in... have never had any issues with crime [I've been known to leave my convertible top down for days :) ]. A healthy, short walk to Patterson Park/Pool, restaurants and shops on Manor; the Mueller development (shops, etc) is famously now just across the road. We have the MLK transit stop almost next door to us and Austin just keeps growing... like it or not. But our little neighborhood is just as quaint and cool as ever!! "
