-Rent is due on the 1st of the month, with a 5-day grace period.
-A late fee applies on the 6th (5% of rent) and accrues daily until paid in full.

-Renter pays: Electric, Water/Sewer/Trash, and Internet/Cable. Utilities must be switched into the tenant's name before move-in.
-Owner pays HOA

-Small, non-aggressive pets (under 40 lbs) considered on a case-by-case basis. Pet rent is $50/month, plus a $400 refundable pet deposit. No aggressive breeds.

Renters Insurance:

-Proof of Renters Insurance with a minimum of $100,000 in liability coverage is required prior to move-in (typically costs $10 $20/month).

House Rules:

-No subletting or Airbnb/short-term rentals.
-Parking includes 2 garage spaces and 2 driveway spots (free street parking also available).
-Tenant must provide proof that all utilities have been transferred to their name before receiving keys.
