No more that 6 permenant residents.
Utilities: TENANTS pay water, electric, gas, and internet/cable. Landlord pays nothing except any HOA fees (none here).
Yard Care: Owner / Landlord is responsible for all lawn mowing, edging, weed control, and flower-bed maintenance.
Trash/Recycling: Tenant sets up and pays City of Denton trash service (currently ~$27/mo)
Security Deposit: $2300 fully refundable within 30 days of the end of a completed lease if property is left clean and undamaged.
 Pet Policy: Pets allowed case-by-case
 $500 non-refundable pet fee per pet + $30 monthly pet rent per pet
 Max 2 pets, max 80 lbs each, no aggressive breeds (Pit Bull, Rottweiler, German Shepherd, etc.) Upon in-person interview with renters and pets and landlord approves.
Smoking / Vaping: NO smoking or vaping of any substance inside the house or garage (outside only) Damage fees will apply.
Appliances Provided: Refrigerator, stove/oven, dishwasher, microwave, washer & dryer connections (washer/dryer can be included if needed)
Repairs & Maintenance: Tenant responsible for the first $75 of any repair call (light bulbs, A/C filters, minor clogs, etc.)
Renter's Insurance: REQUIRED minimum $300,000 liability and must list landlord as "additional interested party"
All parties must be listed on the lease. tenant must inform landjord of any changes.
No Subletting or Airbnb allowed
Move-in Condition: Professionally cleaned before move-in; tenant receives move-in checklist
No more that 4 vehicles.
No parking on Street except visitors staying less that 24 hours.
Garage must be used for vehicles. No Storage in garage. Two automobiles must be able to utilize garage at all times.
No storage in the front or back yards.
No non-working vehicles, boats, motorcyles, etc. All behichles must be in working order.

The tranquility and humanity of the people are very precious, especially when they all gather together. The square of denton organizes magnificent events that are curated by the owners of every business located in denton. I really recommend denton and its traditions to all people, especially to students that come from different states of the USA, but also from other countries. There are many restaurants, ice cream places, bars, and warming coffee shops that make people feel at home. I lived here for two years during my time at UNT, and I really had so much fun in the town with my friends and classmates. It is very easy to find houses and apartments to stay living peacefully in denton tx. All these characteristics make southeast denton very special."
