LEASE TERMS & CONDITIONS
1 - RENTERS' UTILITIES: Renters are responsible for all utility services, including trash, sewer, water, electricity, and TV services.

2 - RENTERS' INSURANCE: Renters must maintain active renters' insurance throughout the duration of the lease.

3 - HOA COMPLIANCE: Renters must strictly adhere to all HOA policies (attached to this agreement).

4 - ROUTINE MAINTENANCE: Tenants shall not allow any damage to the property. Routine maintenance is expected, with reasonable wear and tear accepted. Tenant maintenance includes: yard work beyond basic services (such as raking leaves and trimming branches/hedges), cleaning gutters/downspouts, active pest prevention, monthly AC filter changes, flushing the water heater to remove sediment, and regularly testing smoke alarms.

5 - ALTERATIONS & MODIFICATIONS: Renters shall not make material or structural alterations (including changing or adding locks) without prior written approval from the owners. With explicit owner approval, renters may alter cosmetic conditions, including painting, landscaping, updating lighting fixtures (EXCEPT the crystal chandelier in the formal dining room), and installing ceiling fans.

6 - OWNERS' RESPONSIBILITIES: Owners are responsible for HOA fees, internet, pool service, basic yard services, and property taxes. Owners will conduct quarterly maintenance checks, providing a minimum of 24-hour advanced notice to renters.

7 - SUBLEASING & OCCUPANCY: No subleases or assignments of any rooms are permitted. All adult tenants must complete a background check and sign the rental agreement. All occupants must be listed; no unauthorized guests are allowed for longer than 7 consecutive days.

8 - PET POLICY: Cats and small dogs up to 25 pounds are permitted, with a maximum of 3 animals total.

9 - LEASE TIMELINE: Targeted lease start date is June 8th, 2026. This is a minimum 1-year rental agreement.

10 - RENT COLLECTION & LATE FEES: Rent is due on the 1st of each month. Payments are accepted exclusively through Zillow Pay. A 5% late fee is applicable to payments received after the 7th of the month.

11 - PROPERTY RESTRICTIONS: No smoking is allowed inside the house. No wallpaper installation is permitted. No disruptive, extra-hazardous, or illegal behavior is allowed on the premises.

12 - POOL SAFETY: The renter is responsible for maintaining a safe environment. A physical pool safety fence is not included with this rental.

13 - BREACH & TERMINATION: The owners retain the right to terminate this lease agreement and repossess the property in the event of any breach of rent payment or other lease terms, in accordance with state law.

14 - LIABILITY & INDEMNITY: Tenants will indemnify and hold owners and owners' property free and harmless from any liability for injury, death, or property damage resulting from the use and occupancy of the premises.

15 - MOVE-OUT CONDITION: Upon expiration of the lease, the premises must be returned to the exact condition they were in at move-in. A required professional cleaning must be completed within one week of move-out.
