Utility & Maintenance Responsibilities:
- Utilities: Resident is responsible for all utility costs, including Electricity, Water, Gas, and Trash. Accounts must be established in the tenant's name prior to move-in.
- Lawn Care: Resident is responsible for all yard maintenance, including mowing, edging, and weeding of the front and private backyard
- HOA: Owner pays monthly HOA dues. Residents enjoy access to community.

Pet Policy:
- Limit: Maximum of 1 small Dog.
- Criteria: Must be over 1 year old and strictly under 25 lbs. Subject to breed restrictions, third-party pet screening mandatory, and a non-refundable pet fee. Unregistered pets are strictly prohibited.
- Deposit: $350 refundable pet deposit required. No monthly "pet rent" or administrative pet fees.

Required Tenant Screening Criteria: All adult occupants (18+) must apply and independently qualify. No co-signers permitted.
- Credit: Minimum credit score of 700. No accounts in collections, recent bankruptcies, or derogatory marks.
- Income: Verifiable gross income must be at least 3x the monthly rent. Income must be stable, recurring, and verifiable. Applicants should include 2 pay stubs and bank statements from the past 90 days with their application.
- Employment: Minimum of 2 years of verifiable employment history.
- Rental History: Each applicant may demonstrate a history of meeting prior lease or mortgage obligations and leaving any prior rented properties in good order. Adverse rental history may disqualify an applicant. Minimum of 2 years of verifiable rental history with favorable references. Zero prior evictions, broken leases, or civil judgments related to property or debt.
- Background: Clean criminal background check required. No felony convictions within the last 10 years for violent crimes, property damage, sexual offenses, or drug manufacturing/distribution.
- Housing Programs: This property does not participate in Section 8 or housing voucher programs.
- Smoking: This is a strictly non-smoking property (inside and out).
- Insurance: Renter's liability insurance is required prior to move-in.
- Data Integrity and Right to Update: All applicants must complete credit, criminal, and eviction screening through the landlord's designated platform via direct invitation. Previously generated or reusable reports from any platform will not be accepted. Screening reports must reflect current, complete, and independently verifiable information at the time of application. The owner reserves the right to require an updated screening report if the information provided is outdated, subject to credit freezes or other access restrictions, incomplete, or otherwise insufficient to evaluate current creditworthiness. Any required re-screening must be completed through the designated platform and is the responsibility of the applicant. Applications that do not provide such information will be considered incomplete and may be declined on that basis.
