During the summer months there is a large amount of heavy equipment and trucks on the road due to the equipment yard at the top of the road. The house is somewhat insulated from this because of the lower easement, but it does get loud sometimes. The offset of this inconvenience is that the road is the first plowed during the winter as the plows come out of the same yard.
Because of the often severe weather in Lake Tahoe, there will be times that the electricity (and less frequently the gas) will not be available. Tenant must be prepared to deal with this, and in a safe manner. The wood burning fireplace is a great way to stay warm. Renter may burn the wood logs and kindling stored in the side yard. Tenant should have battery powered LED lanterns on hand (no oil or kerosene lamps please.)
No smoking in the house. Do not throw live butts away outside or on composite deck as it will leave a burn mark. Fire is a real danger in the area. Be fire safe. Make a sand-filled receptacle outside for butts if you are going to smoke.
For those new to the area: Wild animals - bears, coyotes, wildcats and mountain lions - are our neighbors and they will be around. They are fun to see, but do not make the mistake of thinking they are not a threat, just because they are cute. Do not leave small animals or young children alone outside. Coyotes have been known to take small dogs right off a leash and bears are clever at opening doors. Do not leave food in your vehicles, bears will tear a car door right off.
First and Last month's rent, and Security Deposit due at signing.
Maximum of three renters unless immediate family. All tenants must complete a background check.
Landlord is willing to discuss pets with an additional $500 pet deposit. Note: There is no fenced yard for pets and pets should not be chained because of wild animals.
Landlord inspections will be made occasionally with a two-week notice to Tenant beforehand.
Qualifying: documents: Renter History, Background and Credit Check, Income Verification
Landlord will take photos before and after. Tenant should do so as well.
Tenant Pays: Electricity, Gas, Cable. Landlord Pays: Garbage and Sewer.
Water to the house is from a well on the neighboring property above, and while the water table should be very full after the past winters, please be conscious of water use. If water pressure visibly declines, please let Landlord know and she will contact neighbor to reset the pump. The well water was recently tested at UNR Lab. "All clear" report available for review.
Appliances included: Micro/hood, Gas Stove, Refrigerator, Dishwasher, Water Heater, Washer/Dryer hook ups.
Rental does not include lower yard. Neighbor has legal easement. Landlord will continue to use the lower area for storage.
Tenant must agree to be a good courteous neighbor. The proximity of the neighbors and the shared driveway requires this. Tenant is responsible for keeping shared driveway and easement to adjoining houses clear of vehicles at all times, regardless of snow conditions.
Landlord will provide Snow Removal for shared driveway and up to the front of the house. Tenant responsible for snow removal around house. Heat Tape is installed on the roof and Tenant will be responsible for turning it on when snow on eves begin to build up, and to remember to turn it off when no longer needed. It will continue to heat and impact your electric bill.
No Sub-lets, or vacation/short-term rentals. Should the landlord become aware of a situation of this sort, a notice to vacate immediately will be sent to Tenant, and last month's rent will be forfeited. No exceptions.
No long-term guests (2 week maximum, unless written permission is received from Landlord.) All persons living in the rental must sign the lease agreement.
Tenant is responsible for the actions, liabilities or damage caused by any and all occupants, guests and invitees. Any repairs or replacement required for damage, above and beyond normal wear and tear, to items included with rental, including flooring, walls, appliances, plumbing, electrical, etc. caused by Tenant or Guests by neglect or abuse will be undertaken at the expense of the Tenant and/or will be deducted from security deposit.
Tenant not required to re-paint at termination, but holes from hanging items on walls must be filled.
