Lease Summary & Tenant Responsibilities

This Lease Summary is provided for convenience only and does not replace or modify the terms of the signed Lease Agreement. In the event of any conflict, the Lease Agreement shall govern.

Lease Term

* The initial lease term is twelve (12) months.
* Renewal options, if offered, will be made available approximately 120 days prior to the lease expiration date.

Rent Payments

* Monthly rent is due on the 1st day of each month.
* Rent received after the 5th day of the month is considered late and will incur a 10% late fee, which must be paid together with the outstanding rent.
* Partial payments will not be accepted.
* If rent remains unpaid, eviction proceedings may begin on the 15th day of the month, as permitted by applicable law.

Utilities & Required Services

The Tenant is responsible for all utilities and required services, including:

* Electricity and water service must be transferred into the Tenant's name within five (5) days of lease commencement.
* Tenant must maintain renter's insurance throughout the lease term and provide proof of coverage within five (5) days of lease commencement.
* Failure to provide proof of renter's insurance will result in a $150 monthly non-compliance fee until documentation is received.
* Tenant is responsible for maintaining professional pest control services (interior and exterior) throughout the lease term and must provide proof of service enrollment within five (5) days of lease commencement.

Smoking Policy

Smoking is strictly prohibited inside the residence. This prohibition includes, but is not limited to:

* Cigarettes
* Cigars
* Electronic cigarettes (vaping)
* Hookahs
* Any other smoking devices

Evidence of indoor smoking, including odors, stained walls or ceilings, damaged blinds, or carpet contamination, shall constitute a lease violation. Tenant may be responsible for all remediation costs, including professional cleaning, repainting, carpet treatment or replacement, and replacement of damaged blinds. Such costs may be deducted from the security deposit, and repeated or material violations may result in lease termination in accordance with applicable law.

Parking

Parking on lawns or landscaped areas is strictly prohibited.

Septic System & Plumbing

The property is serviced by a septic system.

The following items must never be flushed:

* Food
* Paper towels
* Feminine hygiene products
* Tampons
* Sanitary napkins
* Wipes (including "flushable" wipes)
* Any other non-septic-safe materials

Cooking grease, oils, fats, and food waste must not be disposed of through the kitchen sink.

If a licensed contractor determines that plumbing or septic damage resulted from Tenant negligence or misuse, the Tenant will be responsible for the full cost of repairs.

HOA Compliance

Tenant is responsible for complying with all applicable Homeowners Association (HOA) rules and regulations.

Any fines, penalties, or corrective actions resulting from Tenant violations shall be the Tenant's responsibility. More than two (2) HOA violations during a lease term may constitute a lease default.

Pet Policy

* One (1) hypoallergenic dog weighing 15 pounds or less is permitted with prior approval.
* A $250 pet deposit is required.
* Monthly pet rent of $150 will be charged in addition to base rent.
* Carpets must be professionally cleaned every other month, and proof of cleaning must be provided upon request.
* Pet sitting or boarding animals belonging to others is prohibited. Unauthorized animals may result in additional pet fees and constitute a lease violation.

Tenant Maintenance Responsibilities

Tenant is responsible for routine maintenance and minor repairs, including but not limited to:

* Lawn care, flower bed and landscaping
* Hedge and shrub maintenance
* Monthly HVAC filter replacement x3
* Interior and exterior pest control
* Power washing exterior surfaces as needed
* Professional carpet cleaning
* Minor drain clogs
* Minor toilet repairs

The washer and dryer are provided as a convenience only. Should either appliance fail during the lease term, the Landlord is not obligated to repair or replace them.

If HVAC damage results from failure to replace air filters, Tenant shall be responsible for all repair costs.

Occupancy & Subleasing

* The lease may not be assigned.
* Subleasing is prohibited.
* Renting individual rooms is prohibited.
* All occupants 18 years of age or older must be listed on the lease and must have credit and background checks completed.
* Maximum occupancy is five (5) persons.

Guests staying longer than seven (7) days require prior written notice to the Landlord. Guests may not remain in the residence for more than fourteen (14) days without prior written approval.

Garage & Electrical Use

Only one small freezer may be operated in the garage.

Additional refrigerators or other high-load appliances are prohibited unless expressly approved in writing.

If an electrician determines that unauthorized appliances caused electrical damage or service issues, the Tenant shall be responsible for all associated repair costs.

Move-Out Requirements

Prior to vacating the property, Tenant shall:

* Patch all wall holes prior to walk through.
* Paint repaired areas to match the existing wall color.
* Return the property in clean, rentable condition prior to walk through.

If repairs or painting are not completed satisfactorily, the Landlord may hire professionals to perform the work. Applicable costs will be deducted from the security deposit, with any remaining balance returned in accordance with the Lease Agreement and applicable law.
