* Renewal options, if offered, will be made available approximately 120 days prior to the lease expiration date.
Rent Payments
* Monthly rent is due on the 1st day of each month.
* Rent received after the 5th day of the month is considered late and will incur a 10% late fee, which must be paid together with the outstanding rent.
* Partial payments will not be accepted.
* If rent remains unpaid, eviction proceedings may begin on the 15th day of the month, as permitted by applicable law.
Utilities & Required Services
The Tenant is responsible for all utilities and required services, including:
* Electricity and water service must be transferred into the Tenant's name within five (5) days of lease commencement.
* Tenant must maintain renter's insurance throughout the lease term and provide proof of coverage within five (5) days of lease commencement.
* Failure to provide proof of renter's insurance will result in a $150 monthly non-compliance fee until documentation is received.
* Tenant is responsible for maintaining professional pest control services (interior and exterior) throughout the lease term and must provide proof of service enrollment within five (5) days of lease commencement.
Smoking Policy
Smoking is strictly prohibited inside the residence. This prohibition includes, but is not limited to:
* Cigarettes
* Cigars
* Electronic cigarettes (vaping)
* Hookahs
* Any other smoking devices
Evidence of indoor smoking, including odors, stained walls or ceilings, damaged blinds, or carpet contamination, shall constitute a lease violation. Pet Policy
* One (1) hypoallergenic dog weighing 15 pounds or less is permitted with prior approval.
* A $250 pet deposit is required.
* Monthly pet rent of $150 will be charged in addition to base rent.

The washer and dryer are provided as a convenience only. Should either appliance fail during the lease term, the Landlord is not obligated to repair or replace them.
If HVAC damage results from failure to replace air filters, Tenant shall be responsible for all repair costs.
Occupancy & Subleasing
* The lease may not be assigned.
* Subleasing is prohibited.
* Renting individual rooms is prohibited.
* All occupants 18 years of age or older must be listed on the lease and must have credit and background checks completed.
* Maximum occupancy is five (5) persons.
Guests staying longer than seven (7) days require prior written notice to the Landlord. Guests may not remain in the residence for more than fourteen (14) days without prior written approval.
