Furnished large basement unit for rent. Trying to keep the majority of the big furniture in the basement but can remove stuff if it is a deal breaker and all artwork, aesthetic stuff, bedding, etc can all be packed away, but is available for use if desired.

2 bedroom, 1 bath, basement unit

Large bedrooms with closet and desk space in each room and area for storage for gear both in the unit itself under the staircase and some garage space. Windows let in good lighting and doesn't feel dark or stuffy.

This unit would be entered through the garage itself with a pin pad or garage door opener for quick in and out. Through the garage, entering the home, there is a laundry room, half bathroom, and stair case down to the basement. Laundry and half bath right there would be shared since they are connected. Door separates area from rest of the main floor.

Plenty of driveway and on street parking but tenant would not have access to garage parking and would need to not block direct access to garage. Access to a large backyard through easy side gate entrance. Yard is fully fenced. Outdoor furniture, can hangout, have bonfires, grill, etc.

This unit would not have access to upstairs main living area but owner of the property lives here and is male, 30's, boarder and just a chill guy. Wouldn't be opposed to hanging out and playing pool together on the main floor if the vibes are right.

The location and vibes are prime for boarders and skiers, very quick and easy access to the mountains and house owner boards religiously. Use the tramp to train for winter boarding.

Also right down the street from a large beautiful park with a big grass lot for summer hangs or taking the dog. Walking distance to multiple hiking trails, Dimple Dell Regional Park, and incredible views of the mountains and sunsets each evening. Walking distance from Little Cotton Wood Shopping Center.

Unit has full projector and screen for incredible movie nights and watching the game in high deff.

Things to note:
- There is no bathTUB in the unit
- This is a basement unit so you will hear footsteps & upstairs noise
- No cats or pet rodents
- No separate heating/cooling (owner usually keeps it at 69* but willing to negotiate)
- basement stays cool in the summer heat
- Security cameras and alarm system on property. Security camera in garage entrance as well.
- No subleasing of any kind allowed

Dogs will be considered on strict case by case. Must meet in advance. Must be well behaved: No excessive barking/whining/separation anxiety, no chewing or damage to property, must be potty trained and must get along with other dogs and children, as the backyard is shared and owner does not want to deal with potential issues. The dog cannot be reactive along the fence lines / cause damage to the fence as the property is backed up to another property backyard that also has a dog. If a dog is accepted onto the property the lease will differ, in directly stating that if the dog causes any of the above issues that the tenant will be given 30 day notice and any property damage has to be resolved within that 30 days and the deposit will be put towards that and the rest refunded as applicable. Additional $200 Non-refundable pet deposit

Background check, verifiable ID, proof of income, will all need to be provided before lease signing.
