This lease is intended to be temporary for a term of six (6) months or less. Any consideration for renewal or extension of the lease will be determined at the end of the lease term.
A security deposit of $900 is required prior to move-in. The security deposit will be refundable at the end of the lease term, provided there is no damage beyond normal wear and tear, no unpaid rent, and all lease terms and house rules have been followed. Any costs related to repairs, cleaning, lost keys, unpaid balances, or damages caused by the tenant or their guests may be deducted from the security deposit. The room and shared spaces must be returned in clean and acceptable condition upon move-out.
The tenant will be responsible for the cost of repairing or replacing any appliances, fixtures, or items damaged due to misuse, negligence, or actions caused by the tenant or their guests. Written approval must be obtained from the landlord prior to making any modifications, installations, fittings, or alterations to the room or property.
Additional Terms and House Rules:
No pets allowed.
Non-smoker preferred; smoking or vaping is prohibited inside the property.
No work-from-home arrangements; preference will be given to tenants who work onsite.
No overnight guests or sleepover visitors without prior approval.
No parties, gatherings, illegal drugs, or disruptive behavior.
Loud music or excessive noise is not permitted, especially during quiet hours.
The room, private bathroom, and shared spaces must be kept clean and tidy at all times.
Tenant must clean up immediately after cooking and may not leave dirty dishes overnight.
Shared areas, including the kitchen and living room, should be respected and maintained in a clean condition after use.
Tenant is expected to dispose of trash properly and maintain good hygiene throughout the property.
Rent must be paid on time as agreed. Repeated late payments may result in termination of the lease agreement.
Any violation of these terms may result in termination or non-renewal of the lease.
