Attractive property in a quiet neighborhood. Appealing entrance with close chimney. Cozy with a beautiful backyard. New fridge, oven and washer. Upgraded interior, exterior and roof two years ago. Freshly painted, washed carpet. Nearby school, restaurants and shopping center. Repaired basement with new furnace, water heater. New sump pump, dehumifier and radon system installed. A small shelf and a table in the basement to organize personal items. Already wired for spectrum and AT&T cable internet. Empty garbage can not assigned to any company.

Zero prior evictions or open landlord collections. 30 days of consecutive pay stubs. It is a 12-month contract; renewal is automatic if the tenant and landlord want to. Both parties can decide to cancel the lease without specific reasons; a one-month notice is required. If the tenant breaks the lease before it ends, he will be responsible for the month the landlord will incur without income until a new tenant is brought in. Rent is due the 1st of the month. Renter has up to day 3 of each month for payment to be received. If payment is not received by day 3 of each month, renter will be charged a late fee of $100.00 each week up to week 4. After week 4 and no payment received, legal procedure to get the tenant out of the house and to collect the money owed will be initiated. Renter is responsible for water, gas, and electric. Smoking is not allowed inside the house. Up to 2 pets are allowed; they must be small breeds. A monthly fee of $35.00 per pet. Administration will give 48 hours' notice before maintenance. Repair requests will be submitted for processing. Small repairs like battery change will be done by the tenant. Repair will be coordinated with the tenant. Renter is not allowed to rent to someone else. A list of names of everyone living in the house aged 15 and more will be inquired. The house cannot be used for business or short-term rental. The landlord will do the lawn care during the summer. During winter, the tenant will take care of the snow themselves. Once a year, trimming, fertilizing, and aeration of the lawn will be scheduled, and the tenant will be informed at least 48 hours before. During that time, mulch will be installed. List of items that the tenant will find on the property: one GE refrigerator, one GE oven, one GE washer, one SaniDry Sedona dehumidifier, one small shelf, central heat and air conditioner, water heater, garbage can, radon system, and sump pump. The tenant shall keep the property in good condition and notify the landlord of any issues.

Not all Springfield is bad. Also the ymca is a good community even center to. This is my home town and there is still good left in this town. Not all is bad. Also the soup kitchen where it feeds the homeless and also gives the people clothes. There is also basketball courts where the community can get together and play basketball and enjoy it and have fun. There’s a skate park also where younger kids skate and ride there bikes at. There is a lot of bike trails and fields to play sports "
