This place is honestly hard to describe because there's really nothing else like it. Freshly remodeled and painted throughout, it's got a lot of personality and some genuinely cool features that you don't usually find in a rental. If you appreciate character and unique spaces, this one is worth a look.

Living Area
Walking in, the first thing you'll notice is the hardwood floors and how open and spacious the main living area feels. There's a sliding glass door that opens up to the patio which really brings in a lot of light and makes the whole place feel bigger than it is.

Bedrooms
Both bedrooms are a solid size with good natural light and closet space. The master bedroom is where things get really interesting it has a domed gold ceiling, built-in bookshelves and cabinetry from floor to ceiling, a Murphy bed that tucks away nicely, a round porthole-style window, and a built-in corner desk setup that's perfect for working from home. There's also already a cut-out in the wall for a TV mount so you don't have to figure that out yourself. Just a heads up the TV and rug you see in the photos are not included.

Kitchen
Good functional kitchen with a gas stove, double sink, wood cabinets, and a really cool tile backsplash that gives it some character. The stainless steel GE French door fridge with the ice and water dispenser stays with the unit.

Bathroom
Clean and nicely tiled with a pedestal sink, mosaic tile details, and a window that lets in natural light.

Outdoor Space & Amenities
The backyard is a really lovely space lots of mature trees, colorful flowers, gravel paths, and a painted fence mural that honestly makes it feel like its own little world. There are outdoor chairs provided so you can actually enjoy it. On hot sunny days there's an electronic shade screen that makes a big difference.

There's also coin-operated laundry on site which is super convenient.

Parking & Location
Street parking in the area is plentiful so that's never really an issue. The neighborhood itself is quiet and residential the kind of block where people are friendly and it's easy to settle in.

As far as location goes, it's hard to beat. Whole Foods is nearby, and 4th Street Shopping is close with stores like Nike and Sephora right there. BART is within easy reach and UC Berkeley is about a 10 minute drive great whether you're a student, work on campus, or just want that central East Bay location.

Pet Policy
We welcome your furry family members! Both cats and dogs are permitted. Tenants with pets are responsible for any pet-related damage to the unit or property.

Smoking Policy
Smoking is not permitted inside the unit. Tenants who smoke are welcome to do so outside the property, with the backyard being the preferred designated area. Tenants are expected to be respectful of neighbors and dispose of smoking materials properly.

Utility Policy

Water
Water is a shared utility and will be billed accordingly. The total monthly water bill for the unit will be divided equally among all occupants residing in the apartment. Each tenant's share will be calculated based on the number of confirmed residents at the time the bill is issued. Payment of each occupant's portion is due alongside the monthly rent. Tenants will be provided with a copy of the water bill upon request for full transparency.

Garbage
Garbage and waste removal services are covered in full by the owner. Tenants are not responsible for any fees associated with garbage collection.

Internet & Electric
Internet and electricity are the sole responsibility of the tenant. Tenants are required to establish their own accounts with the respective service providers prior to or upon move-in. The owner assumes no liability for service interruptions or billing matters related to these utilities.

Damage Policy
Tenants are fully responsible for any damage to the unit, its fixtures, appliances, or common areas that exceeds normal wear and tear. A security deposit will be collected prior to move-in and will be held to cover the cost of any such damages. In the event that repair or replacement costs exceed the amount of the security deposit, the tenant will be responsible for paying the remaining balance in full. Any damage must be reported to the owner promptly. Unreported damage discovered at the time of move-out will be documented and charged accordingly. The unit will be inspected upon move-in and move-out, and tenants will be provided with a written condition report at both times for full transparency and mutual protection.

Lease Duration:
A minimum lease term of twelve (12) months is required. Upon completion of the initial lease term, tenants may be offered the option to renew for either a six (6) month or twelve (12) month term, subject to owner approval and any applicable rent adjustments provided in accordance with local law.

Rent Payment:
Monthly rent is due on the first (1st) day of each month without exception. A grace period of three (3) days is permitted. Any payment received after the fourth (4th) of the month will be subject to a late fee. Rent is to be paid via agreed upon method as outlined at the time of signing.

Security Deposit:
A security deposit equivalent to one (1) month's rent is required prior to or at the time of move-in. The security deposit is fully refundable, less any deductions for damages beyond normal wear and tear, unpaid rent, or outstanding fees. The deposit will be returned within the legally required timeframe following the conclusion of the tenancy.

Notice to Vacate:
Tenants are required to provide a minimum of thirty (30) days written notice prior to vacating the unit. Failure to provide adequate notice may result in forfeiture of all or part of the security deposit.

Occupancy:
The unit is to be occupied solely by the individuals listed on the signed lease agreement. Any additional occupants must be approved in writing by the owner prior to move-in. Unauthorized occupants are a violation of the lease terms.

Guest Policy:
Guests are welcome for short-term visits not to exceed fourteen (14) consecutive days. Any guest staying beyond this period without prior written approval from the owner will be considered an unauthorized occupant and may constitute grounds for lease termination.

Parking:
The unit does not include designated private parking. Street parking is available in the surrounding area and is the sole responsibility of the tenant. The owner assumes no liability for any vehicles parked on public streets, including but not limited to damage, theft, or citations. Tenants are expected to comply with all local parking regulations at all times.

Pet Policy:
Both cats and dogs are permitted on the premises. Tenants with pets are required to acknowledge and accept full financial responsibility for any and all pet-related damage to the unit, common areas, or property. A pet addendum may be required at the time of lease signing. Tenants are expected to ensure their pets do not cause disturbance to neighboring occupants at any time.

Smoking is strictly prohibited inside the unit at all times. Tenants who smoke are permitted to do so outside the property only, with the backyard designated as the preferred area. Tenants are expected to be respectful of neighbors and to properly dispose of all smoking materials. Lease Violations:
Any violation of the terms outlined in this lease agreement may result in a written notice of cure or quit. Repeated or unresolved violations may be grounds for eviction in accordance with applicable local and state laws.
