House on property with shop and storage room above. Nestled on 2.67 acres just a few miles from downtown Grass Valley. There is an additional 2nd unit on the property that is rented as well as another detached shop that the property owner keeps for themselves.

The house for rent is 1,200sf, 3 bedrooms and 2 bathrooms. It has been freshly updated and includes newer hard surface floorings in the living/kitchen/hall, updated bathrooms, and newer paint. There is also a 2-car metal carport for tenant's use.

The entry has a covered front porch that faces the back side of the property and the fire pit and pergola. The living room and kitchen are open and adjoining. The kitchen has gas stove with microwave above, a dishwasher, and a built-in desk area. NOTE the fridge pictured will be removed and tenant must supply their own. There is also an area for a small dining table. Right off of the kitchen there is an enclosed mud room that leads to the outside as well as a separate laundry room (washer/dryer are not included).

Down the hall are the three bedrooms and bathrooms. The first bedroom is the primary bedroom with an attached bath. There is also a door that leads to the outside from this bedroom. The attached primary bathroom includes a tub/shower and a walk-in closet.

The two guest bedrooms are charming with wood accents around the closets and on the ceiling in one. Both have walls with nice accent colors as well.

The guest bathroom has tile floors, a tile shower stall and a bright white vanity.

Although there is a 2nd unit on the property that is tenant occupied, the two homes are separate from each other so it is more of a neighbor feel. The fire pit, pergola and detached shop with storage above are all included in this rental. The detached shop with storage unit above are being rented as-is and cannot be used as additional living quarters.

This property is on a well. Tenants will be responsible to split salt for well with 2nd unit tenant. There is a generator switch but tenant must supply their own generator which is needed to power the well if power goes out. Propane gas, PG&E electricity, and garbage are all the responsibility of the tenant. Tenant pays an additional $100/month towards landscape maintenance. Gas wall heater and no AC.

Everyone is very friendly! since Grass Valley is about 3000 feet in elevation, The snow level is just above us. We might get a few inches of snow every year, but it doesn’t last long. It does get pretty hot in the summertime as high as 105 at times. It’s actually very beautiful! There are many pine trees, cedars, and oaks in our neighborhood! Also gold country is where we live! So if you’d like to try your hand at gold panning try many of our creeks and rivers! Our county has the most beautiful fairgrounds in California! Many things to do in our town!"

It’s also within walking distance to of historic downtown and shopping. "

    "Alta Sierra is one of the nicest and safest communities anywhere in the vicinity. Neighbors are friendly. HOA only costs $40/yr and is a wonderful community organization. Great clubhouse, golf course, restaurants, pizza parlor, auto repair, elementary school. Quiet. Absolutely lovely. Herds of deer roam freely everywhere. Only 3 miles to town. But far enough out of town to really enjoy being in the country. Lots of amenities."

    "Grass Valley is great, but something strange in a brewing in the air around here. whatever it is it's not good. But schools are great!! There is a lot of homeless and illicit drug use and I'm not talking marijuana either. At first, I thought the people were nice, but I think that's only in Penn Valley. Grass Valley has many younger/middle-age folk that act like they are in high school and are brutal to new comers. That being said, I have met many kind individuals who have been welcoming."
