Lease Terms
Rent: $2,800/month

Security deposit: One month's rent ($2,800)

Lease duration: 6 months minimum; a new lease is required at each renewal.

Available move-in: July 15th
Utilities: All utilities are the tenant's responsibility.
Occupancy: Maximum 8 occupants (2 per bedroom).
Pets: $200 non-refundable pet deposit, plus $50 per pet per month.
Renters insurance: Required.
Smoking: No smoking inside the unit under any circumstances.
Parking: Attached garage plus nearby street parking.
Gatherings: Occasional gatherings are fine as long as tenants are respectful of neighbors.
Maintenance: Tenants must promptly notify the landlord of any needed repairs. The landlord is responsible for structural repairs and normal wear and tear. Tenants may be held liable (to the extent allowed by law) for damage caused by negligently hiding or failing to report needed repairs.
Move-out: The unit must be professionally deep cleaned before the lease ends. Otherwise, cleaning costs will be deducted from the security deposit.
Application & Screening: Applications and screening are handled through Zillow (~$35 applicant-paid).
Screening Criteria (all applicants are evaluated on):

Income: Verifiable gross monthly income of at least 3x rent (~$8,400/month combined)
Credit: Minimum credit score of 620
Rental history: No prior evictions; positive references from previous landlords
Background: Criminal history reviewed on a case-by-case basis
Verification: Valid government-issued ID and proof of income (pay stubs, offer letter, or recent bank statements)
