Utilities
Tenant is responsible for all utilities, including electricity, gas, water/sewer, trash service, and internet/cable. Landlord will cover any HOA dues (if applicable).

Renters Insurance
Tenant must maintain a renters insurance policy (HO-4) with at least $100,000 liability coverage throughout the lease. Proof of coverage must be provided before move-in and upon renewal. Landlord may be listed as an additional interested party.

Landscaping & Yard Care
Landlord will provide and pay for professional landscaping service to maintain the yard. Tenant must allow access for scheduled service and keep the yard free of debris, toys, or obstacles. If tenant prefers to perform landscaping themselves, a discounted rent can be negotiated
