OCCUPANCY REQUIREMENTS:
(1) NO SMOKING & NO PRIOR EVICTIONS
(2) DOCUMENTS - All adults must provide a Zillow application, a copy of a current government issued photo id. Financially responsible adults must also provide the most current month of paystubs / income documents.
(3) INCOME - The combined gross monthly income of the financially responsible adults must be equal 3X the amount of the monthly rent and must be verifiable = $6000 Per Month / $72,000 Per Year gross income.
(4) CREDIT SCORE One financially responsible adult/guarantor must have a credit score of at least 600.
(5) RENTER'S INSURANCE Must have renter's insurance policy, FOR ALL ADULTS, with personal liability of $100,000 and JHII, LLC listed as an "additional interest." Copy of insurance policy must be provided PRIOR to move-in date.
(6) PETS / ESA's All pets / ESA's MUST be spayed/neutered and current with all vaccinations. We also ask residents to register their pets/ESA's with the City of Denton.
(7) DENIAL OF OCCUPANCY:
1. Any application that is falsified
2. Any application with two or more landlord debts
3. Any application with a bankruptcy that has not been discharged

    "the community events that make this place spacial are holiday events such as the day of the dead and some others that relate to the diversity of this beautiful town. The tranquility and humanity of the people are very precious, especially when they all gather together. The square of denton organizes magnificent events that are curated by the owners of every business located in denton. I really recommend denton and its traditions to all people, especially to students that come from different states of the USA, but also from other countries. There are many restaurants, ice cream places, bars, and warming coffee shops that make people feel at home. I lived here for two years during my time at UNT, and I really had so much fun in the town with my friends and classmates. It is very easy to find houses and apartments to stay living peacefully in denton tx. All these characteristics make southeast denton very special."
