Each adult (18+) will need to fill out the rental application and pay an application fee. Lease term is 12 months. Lease can be extended or terminated with minimum 60 day notice, in writing. Rent is due on the 1st of each month (grace period is 10 days). Late fees apply after grace period ($50 a day until full rent amount is paid). Household income needs to be 2.5x the monthly rent. Proof of income will be required. Security deposit is one month's rent ($2,200). Refundable within 30 days of move-out, minus damages or unpaid rent. Tenant responsible for all utilities including water, gas, electric, trash,and internet. Tenant responsible for keeping the property clean and reporting issues promptly. Landlord handles major repairs; tenant may be responsible for damage caused by negligence/abuse. Tenants required to maintain lawn and change HVAC filters. Pets allowed only with landlord approval. There is a one time non-refundable pet fee of $300 per pet, plus monthly pet rent of $50 per pet. Each pet must weigh less than 40 pounds. Absolutely no pit bulls or bull dogs. Only listed tenants and approved occupants may live in the home. No painting, major modifications, or satellite dish installation without landlord approval. Subletting not permitted. Tenant must carry renters insurance. Proof will be required. Absolutely no smoking inside the home. Landlord must give 24 hours notice before entering the home. Nonpayment or violation of lease terms will result in termination and eviction in accordance with Missouri law.
