Tenant pays PGE and water (separate from upstairs), owner pays trash, yard maintenance. Able to use upstairs internet. If internet happens to go out, need to wait for upstairs tenant to reset.

No smoking on property of any type due to Berkeley City Ordinance for duplex properties.

Very walkable area to local grocery store (across street basically), cafes, restaurants, bars. AC transit one block away, BART 12-15 minute walk.

tenant pays for PGE and water. No subletting allowed. Street parking. No pets. There is a dog upstairs at times (for potential allergies). Not a good property for children. On demand hot water heater. Fully furnished. Stylish. Quiet time after 10 pm on weekdays. Communicate with tenants if having a later gathering, etc. Yard maintenance done by gardeners.
