This 3 bedroom, 2.5 bath condo is in Seaside's exclusive Pacific Heights sunbelt neighborhood. It is close to freeway access yet exceptionally quiet. 2 miles from Costco and about 5 miles from downtown Monterey, NPS, Del Monte Shopping center and many other important shopping, business, cultural and historic areas.

It features high-end tile flooring on the first floor while the staircase and second floor bedrooms are carpeted. Refrigerator and dishwasher were recently replaced. The family / dining room features a real fireplace.

The home features vaulted ceilings in the living room and has an excellent storage profile with not only 3 generous clothes closets but an entry/coat closet, linen cabinet, extensive cabinetry in the kitchen and dining nook and over 300 square feet of storage in an attic above the two car garage. The garage features laundry hookups.

The home includes a private patio off the family room, perfect for outdoor dining on a warm day. An ocean view is available from the smaller upstairs bedroom as well as the mid-stair landing.

The condo shares only one short wall with a neighbor and that wall happens to be a garage wall! The unit's mailbox is just a few short steps across the parking courtyard and guest parking.

Landlord pays: property taxes, HOA fees, sewer and garbage.

No smoking and no pets allowed.

Our application process is as follows and applies equally to each and every applicant:
1. Applicant requests an application.
2. Owner provides a link to the application. [ Applications are provided in the order they are requested. We process ONLY one application at a time and will not move to another application until either a lease is not signed in a timely manner or the prior applicant is denied based on the screening. ]
3. Applicant reviews application.
4. If applicant decides to apply, applicant pays application fee ($65) directly to our screening vendor.
5. Applicant fills out application.
6. Screening vendor forwards screening report to us within 2 days.
7. Owner performs initial screening based on the report. A copy of the report will be provided to the applicant within 7 days.
8a. If the applicant PASSES the initial screening, owner continues with a full screening. This more in-depth process will take up to 7 business days. [ The full screening will verify application details such as employment and rental history, criminal background, income and other reporting metrics provided by the screening service and contacted references. ]
8b. Conversely, if the applicant FAILS the initial screening, the application is denied and an FCRA compliant "Adverse Action Notice" will be provided to the applicant.
9. The applicant is notified of the decision to accept or deny the application within 8 business days.
10. An offered lease must be signed by the applicant within 48 hours of the offer.
11. If a lease is not signed by the applicant within the time limits the owner will move on to the next applicant.

Helpful Note:
You have a practical opportunity to "prescreen" yourself.

Since we will not rent to any applicant with a FICO score lower than 675 (and this is the FIRST screening criterion), you may wish to check your credit score PRIOR to ordering a report to be sent to us.

Many credit cards will offer to disclose your FICO score to you at no charge. That score -- which is often current to within 30-60 days -- provides you an excellent ability to understand whether you will pass the most basic first screen or immediately fail. [Hypothetical examples: CC-reported score higher than 675 within the past month means you likely have an excellent chance of passing this first criterion; conversely, a score of less than 675 within the past month almost certainly means an immediate denial. Keep in mind FICO scores tend to rise more slowly than they may fall. ]

Special Offer:
With excellent credit (FICO scores 750 and above) the security deposit may be phased in with multiple payments. 60% due at signing and 10% each of the next four months.

11 month initial lease. Extends month-to-month after initial term.
