  • "This area was terrible as recent as 2003 when the City tore down a major housing project. Then, Katrina made everyone realize the value in high ground. This historic area was built on the River's natural ridge and didn't come close to flooding during the 2005 events. Since then, it's been steadily climbing straight up in property value, quality of life, and community. There's now a very active Neighborhood Association that meets monthly and keeps everyone involved via a Facebook Page. They started a Neighborhood Watch and worked with the City to beautify public areas. Palmer Park was renovated after the Storm and hosts lots of community events and sports. The area may still appear unsafe to those that visit New Orleans and think old poor african american homes = violence. But, the truth is that there are fewer and fewer multi-family rental properties and more homeowners with a vested interest in seeing the area become functional again. Blight is a problem due to slow and sticky title issues. (Multiple generations of poorer families handing title down verbally is a common problem resulting in empty lots and some blighted old houses.) But, the Historic District restrictions add certainty that once those issues are cleared up, the area will continue to trend upward. It's adjacent to the Garden District, and Magazine Street continues to thrive as "One of the Hippest Streets in America" according to the NY Times. If you like culture and aren't afraid of the snobby old NOLA society giving you a confused look when you tell them where you live, buy with confidence. The Channel is an amazing value with a phenomenal community feel. "
