Owner pays for water and trash. Tenant is responsible for keeping exterior grounds free of trash and small weeds. Property is on septic tank. Nothing but toilet paper can be flushed and only water down the kitchen sink, which means no grease. Kitchen does has a garbage disposal.
Deposit insurance is available for a low low monthly fee so a deposit may not be needed if tenant qualifies.
Renters insurance coverage is required for coverage of $100,000. Policies with USAA are usually less than $150 per year.
