"Most if the area is quiet and peaceful. Nice for walking and biking. However lots of traffic noise in certain areas. Vacation rentals... loud! "

"I have lived in Palm Springs for 20 years and have owned homes in most areas of town. This is overall the best neighborhood in Palm Springs. All of the homes are consistently maintained, and mostly owner occuppied which is probably the reason for having one of the lowest crime rates in the area. There is no wind, abundant sunshine well into the afternoon hours, no airport noise, minimal street traffic noise and all of the utilities are underground leaving beautiful unobstructed views of all the mountain ranges!"
