Description
We are pleased to present a 9,986 square foot redevelopment site that is ideal for ED1 located at 4541-4545 Santa Monica Boulevard in Los Angeles, California. The subject property is situated in a prime Virgil Village location two (2) blocks away from Silver Lake, west of Virgil Avenue and north of Santa Monica Boulevard. This offering is positioned on two (2) parcels totaling 9,986 square feet (SF) of land with a zoning ordinance of LAC2-1D where the D suffix is a limitation to the buildable area of the lot, and for conformance to the Vermont/Western Station Neighborhood Area Plan (SNAP). The property is a rare corner, double-lot along Santa Monica Boulevard with two (2) points of access for easy development. The current building is vacant, ready for immediate entitlement process under Executive Directive 1 (ED1). Under the State Density Bonus program CA Code 65915(f)(3)(a)(ii) and pursuant to ED1, the site has no maximum density when qualified as a 100% affordable development (b)(1)(G). Utilizing these guidelines, there is ample potential to design a project at almost any scale, up to around one hundred twelve (112) units while keeping the project under "high-rise" qualifications. Additionally, the site is AB 2097 eligible, meaning there is no minimum parking requirement for ED1 designs, Buyer to verify. The location carries strong market fundamentals, ranking as one of the highest LA County submarkets for apartment unit market absorption. Positioned in a prime Virgil Village location two (2) blocks away from Silver Lake, this offering presents a rare opportunity for an astute developer to capitalize on redeveloping a rare corner, double-lot under ED1 in a core market of Los Angeles.

"nothing. it sucks crime is getting worse homeless out of control . garbage everywhere, no sense of community, traffic terrible "
- Trulia User
- Resident

"It’s a very beautiful neighborhood perfect for walking your dog, however, if you your dog is older or has physical difficulties it would be hard on your dog because there are lots of steep inclined hills. "
- Trulia User
- Resident

"I see dog owners walk their dogs every day, anytime. You’ll see a lot of people taking a stroll anytime of any day. You’ll see a lot of joggers too, they’ll be running any time except for (high afternoons when the sun is at its highest). There are tons of park to visit with your family. The only downside here is that there are homeless everywhere. That and the real estate is pretty expensive."
- Trulia User
- Resident

"Dog friendly but always watch where you’re walking because some dog owners do not pick up after their pets "
- Trulia User

"mixed bag of good and bad, I wouldn't suggest this neighborhood for families but for a young couple or roommates it is alot of fun."
- Kyle M.
- Resident

"Fast (potentially dangerous) neighborhood and surrounding traffic, loud noises at all hours, homeless presence is significant, crime is present but not overly terrible, and ironically street parking is surprisingly ok. Mostly, the Melrose, Highland and Santa Monica traffic and general noise are primary downsides."
- Patrick C.
- Resident
- 3y ago
"Would be a great neighborhood. It’s super walkable, great restaurants and bars, but constant sirens and police helicopters. Having said that it’s actually pretty safe just very loud and dirty. And there is a significant homeless issue."
- Whitlynnb
- Resident
- 3y ago
"There is significant crime and streets are not very safe for kids to play near. I live in Melrose Hill which is literally a charming residential utopia in the middle of madness so my take on Hollywood is a bit skewed"
- Unspecified
- Resident
- 3y ago
"To crowded and many people with cars makes it hard to find parking around your place areas never clean "
- Tatianka
- Resident

"It’s pretty safe but many homeless people. I heard high school is not very good. Some areas like hollywood hills is very nice and safe"
