No excessive debt which may impact applicants ability to pay rent. business owner / independent contractor applicants must provide previous 2 years tax statements and previous 3 months company bank statements. Retired applicants must provide previous 3 months bank statements indicating their monthly direct deposit or, provide documentation indicating monthly income, i.e. government letter of social security, disability, or retirement income. Good credit history with a credit score above 700 free of negative credit issues which may indicate an applicant is high-risk and/or indicates a pattern of payment delinquency , Applicants with charge-offs, bankruptcies, unpaid debts, or a history of delinquent payments may be denied tenancy. All applicants must have a favorable credit rating for the past two years. Applicants will not be accepted for the following derogatory credit records: Eviction action and/or moneys owed to an apartment or landlord in the last 7 years. Each rental applicant must be able to demonstrate a pattern of meeting their rental or mortgage obligations, leaving prior properties in good condition and not having a pattern of complaints from neighbors. Applicant should be able to provide references , with daytime phone numbers from previous housing providers. Verifiable Residency: Applicants must have 1 year of valid and verifiable rental or mortgage history with no late payments. Daytime phone numbers are required for rental references. A completed and signed application is required for each adult applicant. Photo ID must be presented for copy. Prior to viewing a unit for rent applicants must state in writing ( via e-mail ) that they meet all rental requirement criteria providing their credit score, income, years of rental history and years on current job in employed. To expedite your application process please verify (via email ) Income by providing your 3 most recent paystubs or bank statements. All references on application must include contact phone number. We encourage you to submit a renters resume or 3rd party credit report, but qualification will be determined by our own credit and background check.
