TERM: The initial term of this Lease will be a 1 year lease.

RENT: Tenant agrees to pay $4,200 per month, due on the 1st day of each calendar month. The first month's rent and Security Deposit are due at lease signing.

SECURITY DEPOSIT: Upon signing this Agreement, Tenant shall deposit with the Landlord the sum of $8,400.00, which includes first month's rent and the security deposit. The security deposit of $4,200.00 will be returned upon termination of this lease, minus any amounts required to cover unpaid rents, fees, or repairs beyond normal wear and tear.

UTILITIES: Tenant will be responsible for all utilities for the premises.

PETS: Dogs and cats are allowed on the Premises. No other types of pets are permitted without the prior written consent of the Landlord.

RESIDENTIAL USE: The premises shall be used for residential purposes only.

GARAGE: The garage has been converted into a separate studio and is not included in this rental. The studio remains the property of the landlord, the tenant acknowledges that the uses the sealed garage as storage. The studio is sealed off from the main house, ensuring privacy for the Tenant.
