Contract Signed. Spacious 2 BR Home
Graced with both eastern and western exposures, this spacious two bedroom home features a grand living space perfect for entertaining, private balcony and a thoughtful split bedroom layout.

Parlour's spacious two- to five- bedroom through-floor residences are rich in luscious materials that reference old-world European craftsmanship. Engineered white oak hardwood floors run through the residences with plans that flow easily through open living, dining, and entertainment areas. Ceilings throughout Parlour's residences stand at 9-feet tall, while bedroom ceilings soar up to 10-feet. Kitchen ceiling start at 8'6. Each residence features at least one private terrace or balcony, and all provide access to a private rooftop terrace. Bedroom suites are amply proportioned to offer comfortable private space.

Custom Italian kitchen cabinetry is fabricated from rift-sawn white oak veneer, white lacquer, Breccia Classico marble backsplash, and Frost White quartz counters. Appliances by Miele offer the latest in culinary innovation including two 30 wall convection ovens, 36 5-burner gas cooktop, 36 double -door fridge and freezer with icemaker, and a 24 integrated dishwasher. In addition, there is a Summit 12 wine cooler and Whirlpool in-sink garbage disposal.

Constructed from a variety of elegant and natural materials, each bathroom features ornate finishes in a luxurious yet functional design. Parlour's master bathrooms have a sculptural soaking tub with non-lacquered brass trim and Breccia Classico marble edging, Toto porcelain toilet, herringbone-patterned Nero Marquina marble flooring, and luxurious Breccia Imperial marble tiling on walls. As an added indulgence, all residences have radiant Wifi controlled underfloor heating in master bathroom.

The grand design of the master bathroom is extended throughout Parlour's secondary washrooms. Each features a second soaking tub, Toto porcelain toilet, gray porcelain tile floors in a herringbone pattern, Frost White quartz stone slab shower floors, and crackle vertical stack bond tiles. Penthouse apartments also include radiant underfloor heating in secondary bathrooms.

Parlour's powder rooms are simply elegant. Each is outfitted with Aurora Blue stone vanity counters that are silken and lustrous, as well as light washed wood plank flooring.

Nestled between historic Park Slope and burgeoning Gowanus, Parlour is a 12-story boutique condominium with 19 expansive full-and-half-floor residences. Elegantly constructed with a handcrafted brick faade and inlaid with arched windows, Parlour is the reinterpretation of timeless, modern elegance.

Parlour's faade of arched windows is an homage to the signature arched bridges in Prospect Park and a nod to the historic identity they bring to the modern age. Its monumental exterior is sculpted in the vein of the classic Roman arch, crafted in a bespoke, slip-glazed brick from the Netherlands. The mullion-free arched-shaped casement windows imported from Europe exceed typical proportions, varying between 6-feet to 8-feet tall depending on the residence. Their proportion alone is the definition of dramatic.

Although boutique in size, Parlour presents a thoughtful collection of rich amenities for its residents. In the magnificent barrel-vaulted lobby, an attendant sees to residents' needs, welcomes guests, and ensures that every request is met with care. A third-floor fitness center bathed in natural light is fully equipped to pursue any and all health and wellness goals. Parlour's rooftop terrace features an outdoor kitchen and expansive views to the Manhattan skyline. Children will enjoy a playroom built specifically with them in mind. Residential storage and a bicycle room available for all residences.

"Please don’t bring more dogs to this neighborhood. We already have enough and owners already do a very poor job of either 1) picking up after them or 2) keeping them leashed. Saw a dog unlawfully unleashed in the park destroy a tree the other day. Continually have to ask owners to not let dogs defecate on our fenced sidewalk gardens. Just don’t. How hard is it? "
