Description
4+ years of development efforts have occurred to bring this 5+ acre, City of Phoenix, R-3 Multi-Family Residential zoned lot to the market.
Preapplication meeting occurred with plans being revised to incorporate comments on the proposed 42+ unit high end duplex rental community. Purchase this project ''shovel ready'' around the end of the year or go another direction (replat to subdivision or 4-8 horse ranchettes).
Large Whispering Hills subdivision is selling new homes to the South. Survey plus prelim site plan, elevation & drainage plan, floor plan + elevations, soils report, traffic study, tree salvage & landscape plan have been completed in support of prelim development.
2,193 sq ft 4bd/2ba house included.
Multiple licensed agents have ownership interest including Listing Agent. PRELIMINARY DEVELOPMENT EFFORTS: Utilize existing zoning district (City of Phoenix R-3) to develop 21 2-story duplex-style townhomes, as part of a 42-unit community. The Energy Efficient, Green community is convenient to Downtown Phoenix and Sky Harbor Airport and provides views of the Sierra Estrella Mountains. The plan will include water retention areas that also serve as naturally shaded green spaces with walking paths throughout and around the community.
Duplex style 2-story townhomes are anticipated to be of a common design with each unit consisting of the following (approximate size for initial planning purposes). Initial floor plan design and elevation views are available for review:

"it's a mix of older homes, with subdivisions being built. Most people keep to themselves and there aren't many children young enough to go trick or treating. Most people take excellent care of there dogs, occasionally one slips out of the fenced yard. Owner is normally out searching as soon as they realize it's out."

"Laveen is a 47 sq mile area in South Phx (South Mountain) & has a horrible crime history. Please pull official crime stats from Phoenix Police. I've lived here for 6 yrs. It calmed down between 2015-2017 a bit, however, it now is a terrifying place to live. Over the last yr and half it has exploded with violent crime. Armed home invasions, armed carjacking in driveways & more. Don't move here if u have children. It also has some of the worst schools in Arizona. I'm escaping in the spring. "

"You would have to be insane to pay over $230k for ANYTHING in Laveen (47 mile area in South Phoenix) without massive acreage in this area. First, this was known gang territory for decades. There was an attempt to develop this area pre-crash, however, once the crash happened virtually all homes down here were turned into Section 8 or other low-cost rentals. Investors and realtors are driving up the costs down here (driven by California population influx) and it's not sustainable. Wages in Phx are not keeping pace at all. Moreover, the criminal element has never left. Pull crime stats report from Phoenix Police. Many areas originally slotted for re-development haven't been touched and are just drowning in crime and drugs adjacent to the newer communities. Sadly, I am seeing a lot of people who recently purchased down here with for sale signs in their yards less than a yr after purchasing down here. Laveen schools are some of the worst for Arizona. Laveen continues to be a dangerous place; the crime simply persists down here and this area is ripe for a housing market correction. Save yourself...look in Goodyear/Litchfield for the West Valley, Anthem for Phoenix proper, or Gilbert/Mesa East Valley for comparable pricing but much safer places for you and/or your family. "

"It is still rural yet close to freeways and shopping. New freeway will be completed in the area in 2019 as will a new mall and theatre that will be within walking distance"
