"Montopolis does not have much in it worth walking to, including any bodega or shopping of any kind really. It is very drivable as it is about 5-10 minutes from central Austin."

"There are a few parks nearby and wide sidewalks on main roads. The speed limit has recently been lowered which I know makes me feel better about having pets about. "

"It’s not too far from Norwood dog park which is a nice place. I like to take my dog there around sunset when I can. It’s huge and I’ve met some nice people and even been invited to Facebook groups specifically for the breed of dog that I have. Also you can walk your dog through the nearby frisbee golf. Course which is beautiful. "

"This is a great neighborhood which is targeted by city of Austin for giving an urban lifestyle. This neighborhood is getting very well connected with metro, buses and other means of transportation and the walkability is steadily rising."

"This is a neighborhood in transition. For decades it had multigenerational open air Heroin and Cocaine dealers. The more aggressive ones have been shut down making the neighborhood a lot nicer and safer. APD is working very hard to close down the sneakier ones. The Montopolis area is Incredibly convenient to the University of Texas (14 minutes) , Austin Community College Riverside Campus ( 3 minutes) ,The State Capitol Complex (12 minutes) , downtown Austin (10 minutes), the entertainment district (12 minutes), Austin Bergstrom International Airport (6 minutes or less), the toll road (8 minutes), IH 35 8 minutes) and Hwy 183 less than 4 minutes) . TNeighborhood amenities include the Ruiz Library, Montopolis multi modal trail network and Roy Gurrero Park In the last 24 months according to Travis County Appraisal District assessments the value of a 5000 sq ft lot has almost doubled from $25, K to $45 K . This trend is expected to continue. The only real disadvantages is shopping and the neighborhood still has more crime than the average Austin neighborhood west of IH 35 though a very large portion of that crime is domestic violence/ dating violence/family violence. Largest draw back to development is a Neighborhood plan contact team that is dedicated to keeping non Hispanic families out of the neighborhood and yes the president of that contact team has publicly stated that as one of her goals. If a buyer wants to build what the land is already zoned for? The neighborhood plan contact team has very limited power. Members of the Montopolis Community Alliance welcome diversity in our Montopolis Community. We welcome families of all races and all incomes to move to this wonderful yet undiscovered jewel of a location. Some properties in the neighborhood have million dollar views of the Austin skyline and with those properties backed up to Roy Guerrero Park; nothing will ever be built to obstruct those views. We invite you to make Montopolis your home"
