    "Mostly new 3,000 square foot upscale custom homes that overlook evergreen mountain forests in a small secluded valley that's a 4-minute drive to U of Oregon and a 4-minute walk to a neighborhood park and a 2-acre organic CSA garden. 10 minutes or less to Downtown, Oakway and 5th Street shopping, 2 large regional malls, 52 restaurants, 20 coffee houses, 12,000-seat Matt Court stadium and performance venue, 2,500-seat Hult performing arts center, 4,000-seat Cuthbert Amphitheater, 60,000-seat Autzen football stadium, 10,000-seat Hayward track stadium, 4,000-seat PK Park baseball stadium, the Willamette river and waterfront parks, 12-acre rhododendrun garden, 9-acre rose garden, UO natural history museum, Schnitzer art museum, 3 top-rated Oregon schools (elementary, middle, hs), Riverbend level 2 medical center, and much of the 14-mile Ridgeline National Recreation Trail (yes, all the preceding within 10 minutes).
