"Not great area for dog owners. Need to take a drive for the nearest dog park. Local park Clinton Park does not allow dogs. Area is going through many new developments and this transition has cause quality of life to drop. Very popular place for the epidemic of encampments going around in the city. It was once a beautiful place and has since changed for the worse. Has great potential because of the close proximity to Lake Merrit and all transportation. This area value will hold and go up. "
