    The terrain is mostly level to slightly sloping; well-drained usable ground. Land is mostly in timber, some medium growth, and many scattered, large specimen trees. Some fencing on south & north boundaries. There are some trails that can be used for ATV or walking. Land use is unrestricted: home site(s), recreation, commercial, investment. Property is under no surface leases at this time. The tract is not being subdivided and must sell in one piece. A new survey may be required, and the survey may document more or less acreage than what is represented in this information. Gas pipeline along road frontage. No deed restrictions. Not inside City limits or subject to City zoning, but may be subject to City ETJ requirements.
