    The terrain is mostly level to slightly sloping; well-drained usable ground. Land is mostly in timber, some medium growth, and many scattered, large specimen trees. There are some trails that can be used for ATV or walking. Land use is unrestricted: home site(s), recreation, commercial, investment. Property is under no surface leases at this time. The tract is not being subdivided and must sell in one piece. Adjoining land may also be available for sale to combine with this tract. Gas pipeline along road frontage. Some fencing on east, south and north boundaries. No deed restrictions. Not inside City limits or subject to City zoning, but may be subject to City ETJ requirements. Per Gregg County Tax Assessor website, the real estate taxes as of 2020 were approximately $0.81 per acre based on agricultural exemption. Changing the use of the land (such as from ag to homesite) would appreciably change the tax rate. Taxing entities are: Gregg County, ESD#3, County Road & Bridge, Longview ISD. Approximately 500 feet pm FM 1844. No oil or gas minerals to be conveyed. Owner will convey surface minerals. Water: Per Jeanine at City Water, there may be a City waterline fronting the property, but since it is outside the City limits, Buyer will need to contact the City Development Services to see if a water connection is available.
