    The terrain is mostly level to slightly sloping; well-drained usable ground. Land is mostly in timber, some medium growth, and many scattered, large specimen trees. There are some trails that can be used for ATV or walking. Land use is unrestricted: home site(s), recreation, commercial, investment. Property is under no surface leases at this time. The tract is not being subdivided and must sell in one piece. Adjoining land may also be available for sale to combine with this tract. Gas pipeline along road frontage. Some fencing on east, south and north boundaries. No deed restrictions. Not inside City limits or subject to City zoning, but may be subject to City ETJ requirements.
