Kitchenette includes cabinets, full-size sink, 2-door refrigerator, microwave, commercial-grade countertop burner (no oven). The space has plenty of air & light with 3 windows plus there's a full-size closet. Dedicated off-street parking for one (1) vehicle.

Home is in a private community which provides all residents with a clubhouse, billiards, outdoor pool, basketball courts, and pay-for-use laundry. Convenient location near to Kaiser, Six Flags, and Rt 37. 12 min. to Vallejo bus and ferry terminals. PLEASE NOTE: Community rules restrict occupancy of this studio to one (1) individual adult - NO EXCEPTIONS!!

Move-in costs: 1st month's payment $975.00 + Security deposit $725.00 and 6+ month commitment preferred.
Owner pays: PG&E, water, sewer, garbage, WIFI, and Community fees.

QUALIFICATIONS:
Be prepared to provide: completed application; proof of $2k+ monthly income (retirement and other support OK only if applicant is recipient - NO THIRD-PARTY support); housing, employment, and personal references. After viewing the studio and your initial info is verified, then we'll need a copy of your drivers license (or equivalent photo ID); credit score; and last two pay-stubs or other income deposits.

NOT EVERYONE IS SUITED TO LIVING IN A SMALL SPACE - When responding, it is NECESSARY to explain: 1) your source of income; 2) why you are moving; and 3) why you are a good fit for a small space. We may not answer inquiries omitting these 3 explanations.

RENTAL REQUIREMENTS:
* Minimum gross income of 2+ times the monthly rent.
* Good verifiable rental history from present and previous landlords.
* At least 6 months with current employer, or verifiable monthly income.
* Good credit; no late payments, no collections, no bankruptcy or evictions.
