Room has 2 windows, 1 closet walk-in closet and bathroom has a jack and jill sink style private rent discounted $400 for shared bath. The bathroom is connected to the room. Access to kitchen and share spaces. Garage parking space and storage space negotiable for an additional fee.

Seeking a responsible female college student or young professional preferred who appreciate a quiet peaceful space. Room is for single occupant.

Major Terms of the Maryland Lease Agreement

* **Lease term: Fixed term of **6 months**.
* **Automatic renewal: Unless the tenant gives at least **60 days' written notice** of intent not to renew, the landlord may renew the lease for an additional **one-year term** under the same conditions.
* **Sale of the property: The landlord may terminate the lease if the property is sold by providing at least **60 days' written notice**.
* **Monthly rent 1,350 due on the **first day of each month
payable through the landlord's approved electronic payment method.
* **Late fee Rent received more than five days after the due date is subject to a stated late charge of 50 for every day the rent remains unpaid**.
* **Security deposit The agreement lists a 1,000 security deposit
although the receipt section states that the deposit is equal to one month's rent. This should be corrected or clarified before signing.
* **Returned payments
A 20 fee** applies to each returned payment. Three returned payments within 12 months may be considered grounds for eviction.
* **Utilities The **landlord is responsible for all utilities and services** associated with the property.
* **Parking: The tenant receives **one parking space** one street space at no additional cost.
* **Authorized occupants: Only the individuals named as tenants in the lease, along with their eligible minor children, may reside in the property.
* **Tenant responsibility: Each tenant who signs the lease is individually and jointly responsible for the rent and all other lease obligations. If one tenant fails to pay or otherwise defaults, the remaining tenant or tenants remain responsible.
* **Guests: The tenant may have no more than **two guests at one time**. Guests may not stay overnight without the landlord's prior written approval.
* **Additional occupants: No other person may live in or regularly occupy the property without the landlord's prior written approval.
* **Pets: No pets are permitted, except legally protected service animals.
* **Insurance: The tenant must maintain 10,000 in casualty insurance**.
* **Maintenance and damage: The landlord is responsible for maintaining the property in habitable condition. The tenant is responsible for cleanliness, promptly reporting problems and paying for damage caused by the tenant or guests.
* **Early termination: The tenant may terminate the lease with **60 days' written notice** and payment of an early-termination charge of 1,350 in addition to rent owed through the termination date.
* **Military termination: A qualifying military tenant may terminate with **30 days' written notice** and supporting military orders.
* **Subletting or business use: Subletting, assigning the lease or conducting commercial or professional activities requires the landlord's prior written approval.
* **Disputes: Disputes will proceed through negotiation, mediation and, if necessary, binding arbitration.
* **Governing law: The lease is governed by the laws of the **State of Maryland**.
