The house features a small 'home office' overlooking the backyard, great for a student or someone working from home. Appliances included: gas stove/oven in a sizable kitchen with ample refrigerator; a central evaporative (i.e. swamp) cooler; air conditioning and heat are being upgraded. It has a greywater system from the shower to the yard (so biodegradable shower products are important). Washer/dryer is outside and shared with detached casita. Home will be rented unfurnished. One off-street parking spot included.
The backyard includes drought-tolerant plants and trees and passive rainwater collection basins, which plant nerds might especially appreciate. Plant nerds and eco-freaks especially encouraged to reach out.
Currently listing for $1,300 per month, assuming one tenant, with rent discounts available for things like landscape watering. Security deposit, of course. However, I may be making significant upgrades that could impact the rent, so this is still TBD. Tenant pays for electricity and gas. The owner appreciates good, direct communication above all else, and is invested in the home and landscape on the property. The owner lives out of state, but will visit several times a year and will stay in the guest house (casita) in the backyard, as may his friendly guests from time to time. There is no rental management company and owner is responsive.
Potential dealbreakers for tenants: There are stairs leading up to the house in front and rear; some rooms are wall-to-wall carpeted; the house is about a mile from the train tracks (beware, light sleepers); there is no bathtub and the bathroom is reached only through the bedroom.
I am not asking anyone to fill out a zillow application and pay credit check fees. Please say something about yourself in a message to me. Imagine that I may have gotten a lot of requests. In fact, "Is it still available?" and "I'd like to schedule a viewing" are not sufficient and won't get a response. I prefer you do not hit the request a tour button; I haven't figured out how to turn off that feature. Tours will be for those who I have had some positive communications with.
