We are pleased to offer a spacious upstairs two-room unit with a private entrance, encompassing approximately 600 square feet, now available for rent in our home. This space is ideally suited for a single occupant.

The monthly rent is set at $1,100, with an additional $250 allocated for utilities. The location is conveniently situated just four miles from Jenkinson Lake, in proximity to various wineries, and a short drive from the picturesque town of Placerville. Furthermore, it is a mere 15-minute drive to Highway 50.

The space features a bedroom with an attached half bath, along with an attached second room designed to function as a living/ dining area with kitchenette. Tenant will have access to a full bath located downstairs, as well as a private balcony patio.

Additional amenities include off-street parking, partial furnishings, shared laundry facilities, and limited access to the downstairs kitchen as per the lease agreement. The property is situated on over a one half-acre lot.

Please be advised that references are required, a credit check will be conducted, and a security deposit will be retained.

Possibility of accommodating a small pet may be negotiated "case by case" with additional deposit.

Security deposit and 30 days' notice to vacate in writing per rental agreement. Pets are negotiable with additional deposit per approval. No smoking. Must be responsible and respectful to others in house. Quite hours to be from 10pm to 7am. One occasional overnight guest only with notice. One vehicle tenant parking on the property per instruction. Guest parking on street or as permitted.

    "Eskaton has great dog paths, it's a retirement community in Placerville and very quiet and friendly. For the most part people pick up their dog doo but occasionally you get a few bad apples. But that's anywhere I think. Overall, the community has a lot of different diverse walking paths with poop poles strategically placed. "
