LEASE TERM

Minimum rental term: 30 days.

Mid-term and extended stays are welcome.

The rental rate may vary based upon season, length of stay, dates requested, utilities included, and other lease terms.

The monthly rent displayed for the applicable rental period is the rent for the furnished residence.

All tenancy terms must be contained in the written lease and applicable addenda. Verbal representations or agreements do not modify the written lease.

ONE APPROVED DOG PERMITTED

We are willing to accommodate ONE responsible, approved ordinary dog under a strict Pet Addendum.

For ordinary pets:

- Dogs only
- Maximum 1 dog
- Maximum weight 50 lbs
- Dog must be completely house-trained
- Unhouse-trained puppies are not permitted
- Dog may not have a known history of biting, aggression or destructive behavior
- Dog must be disclosed and approved before move-in
- No additional, visiting or temporary pets are permitted without prior written approval

Permission for one dog does not constitute permission for any additional animal.

The approved dog must comply with the property's Pet Addendum throughout the tenancy.

STRICT NO-FURNITURE PET POLICY

Ordinary pets are not permitted on any furniture, including:

- Beds
- Mattresses
- Sofas
- Chairs
- Ottomans
- Benches
- Dining chairs
- Outdoor furniture or cushions
- Tables or countertops
- Any upholstered or furnished surface

Placing a blanket, sheet, towel or protective covering over furniture does not make the furniture an approved animal area.

The dog must remain on the floor, its own bed, mat or crate.

TENANT MUST PROVIDE ALL ANIMAL SUPPLIES

No pet supplies are provided by the Owner.

Tenant is responsible for bringing everything needed for the animal, including as applicable:

- Pet bed/mat
- Crate or carrier
- Food and water bowls
- Food
- Leash/harness
- Waste bags
- Pet towels
- Grooming supplies
- Cleaning supplies
- Toys
- Medication
- All other animal necessities

Property towels, bedding, blankets, comforters, pillows, dishes, cookware and other household supplies may not be used for animals.

PET CLEANLINESS & SUPERVISION

The approved dog must remain reasonably clean, house-trained and under the tenant's control.

Pet waste must be picked up immediately and properly disposed of.

The animal may not:

- Damage landscaping
- Dig
- Roam onto neighboring property
- Create excessive or prolonged barking
- Create a nuisance for neighbors
- Damage doors, walls, floors, screens or furnishings
- Be bathed or extensively groomed using property facilities without written Owner approval

The approved ordinary pet may not be left unattended at the property without prior written approval from the Owner.

FLEA / PEST RESPONSIBILITY

Ordinary pets brought onto the property must be maintained in a condition reasonably free of fleas, ticks and other infestations.

Tenant may be responsible for documented pest treatment or extraordinary cleaning attributable to the approved pet as permitted by the lease and applicable law.

PET DEPOSIT

Refundable pet deposit for one approved ordinary dog: $1,000.

The pet deposit does not limit the tenant's responsibility for actual damages exceeding the amount of the deposit.

Pet deposits and all other deposit funds will be administered in accordance with applicable Florida law.

Assistance animals are not pets and will be handled separately in accordance with applicable Fair Housing requirements and other applicable law. Pet fees/deposits are not imposed where prohibited by law.

SECURITY DEPOSIT

Refundable security deposit: $4,800.

The security deposit is intended to secure performance of the lease and does not limit the tenant's liability for actual amounts lawfully owed in excess of the deposit.

Damage beyond ordinary wear and tear, missing furnishings or household items, unpaid amounts, or other lawful claims may be handled as provided in the written lease and Florida law.

A detailed move-in condition report and furnished inventory will be completed at the beginning of the tenancy.

Tenant is encouraged to inspect the residence carefully at move-in and immediately document any pre-existing condition.

MOVE-OUT CLEANING

One-time move-out cleaning fee: $400.

This covers ordinary professional turnover cleaning.

It does not cover extraordinary cleaning, excessive trash, stains, bodily fluids, smoke remediation, pet-related damage, pest treatment, missing property or other conditions beyond ordinary turnover cleaning.

Any additional responsibility must be supported and handled according to the lease and applicable law.

FURNISHED PROPERTY TENANT RESPONSIBILITY

This residence contains furniture, appliances, electronics, decor, kitchenware and other Owner property.

Tenant agrees to exercise reasonable care of all furnishings and contents.

Furniture and furnishings may not be removed from the property, placed outside, stored elsewhere, materially rearranged, disassembled or replaced without prior written Owner approval.

Tenant may not:

- Paint or alter walls
- Drill or mount items without written permission
- Install permanent fixtures
- Replace locks
- Make alterations to the residence
- Remove Owner furnishings
- Dispose of Owner property

Tenant must promptly report accidental damage, leaks, appliance problems or other conditions that could cause additional property damage if left unaddressed.

A furnished-property inventory/addendum may be incorporated into the lease.

UTILITIES

Utilities and internet will be handled according to the specific rental term offered.

For rental periods where utilities are included, reasonable usage limits/caps may apply and will be disclosed in the written lease before signing.

Tenant is responsible for charges exceeding any written utility allowance when provided for in the lease.

Excessive utility consumption is not included simply because the residence is advertised as furnished or utilities-inclusive.

NO SMOKING / NO VAPING

This is a strictly non-smoking property.

No smoking or vaping of any substance is permitted inside the residence, garage, or other prohibited areas of the premises.

This includes cigarettes, cigars, pipes, vaping devices and similar products.

Tenant is responsible for ensuring that occupants and visitors comply with this requirement.

Smoke-related remediation beyond ordinary cleaning may be charged where permitted by the lease and applicable law.

NO PARTIES OR EVENTS

The property may not be used for:

- Parties
- Events
- Large gatherings
- Commercial events
- Unauthorized business operations
- Unauthorized photography/film productions
- Illegal activity

The residence is intended for residential use by the approved occupants listed in the lease.

OCCUPANCY & GUESTS

All residents must be disclosed before lease execution.

All adult occupants may be required to complete the application/screening process.

Only persons identified and authorized under the lease may establish residency at the property.

Temporary guests are permitted only in accordance with the written lease.

- Any other rental or lodging platform

Tenant may not allow another person to take over possession of the residence without written authorization.

PARKING

Parking is limited to authorized tenant/guest vehicles in designated areas.

No inoperable vehicles, vehicle repairs, trailers, RVs, boats, commercial vehicle storage or oversized vehicle storage without prior written approval.

Garage use is subject to the written lease and may not be converted into sleeping quarters or other unauthorized living space.

RENTER'S INSURANCE REQUIRED

Tenant will be required to maintain renter's insurance throughout the tenancy, including personal liability coverage, subject to applicable law and the written lease.

Recommended/required liability coverage: at least $300,000, as specified in the lease.

Tenant's personal belongings are not insured by the Owner's property insurance.

For an approved ordinary dog, the tenant may be required to maintain appropriate personal liability coverage that does not exclude the approved animal, where commercially available and legally permissible.

APPLICATION & SCREENING

All applications are evaluated using consistent rental qualification standards and in accordance with applicable Fair Housing laws.

Prospective tenants may be required to provide:

- Government-issued identification
- Completed rental application
- Identity verification
- Income and/or asset verification sufficient to support the rental obligation
- Employment verification when applicable
- Rental history
- Credit screening
- Background screening as legally permitted

MOVE-IN REQUIREMENTS

Before possession is provided, approved tenant(s) must complete all applicable requirements, including:

- Required rent
- Move-out cleaning fee
- Proof of renter's insurance
- Required identification
- Any other documentation expressly required by the lease

No keys, codes or possession will be released until all required move-in conditions have been satisfied.

EARLY TERMINATION

This is a fixed-term rental unless otherwise stated in writing.

Tenant remains responsible for obligations under the lease if the tenant elects to leave before the agreed expiration date, subject to the lease and applicable Florida law.

Any early termination, extension or modification must be approved in writing.

PROPERTY CONDITION & DAMAGE

Tenant is responsible for promptly notifying Owner/management of:

- Water leaks
- Plumbing problems
- Electrical issues
- HVAC problems
- Appliance malfunctions
- Water intrusion
- Pest issues
- Property damage
- Animal accidents
- Any condition that could worsen if not promptly addressed

Failure to timely report a problem that results in additional damage may result in tenant responsibility to the extent permitted by law.

Normal wear and tear is expected and will not be treated as tenant damage.
