This is NOT a long term lease rental, MAXIMUM 4 MONTHS and then renegotiated. Rental rates increase 5% starting with Jan. 1, 2027 dates. This cottage is not child proofed and not recommended for children under 12 years old but this is negotiable.

Enjoy peaceful lakeview and access vacation or temporary living in this fully furnished new bungalow in Melrose, just 30 minutes from Gainesville and UF, 20 minutes from the airport, and 2 minutes from historic downtown. Perfect for travel nurses, visiting faculty, or anyone seeking a quiet Florida retreat. One less-than-40 pound dog, that is crate trained, is allowed. No cats, birds, rodents, snakes or reptiles.

Stay connected with high-speed internet, then unwind by kayaking, fishing, soaking in the hot tub or relaxing by the fire pit. Inside, enjoy a cozy fireplace and comfortable furnishings. Soon the lake will provide refreshing swims in this spring fed lake.

Includes yard maintenance, garbage service, pest control, twice-monthly housekeeping for kitchen, baths and floors, a $160 utilities budget, a new hot tub and full lake access.

Base monthly rate: $2,165 plus tax at 11%, adjusted as needed for weekly rental which will include a one-time cleaning fee of $175 and 11% tax.
One and a half years old with ongoing upgrades including a recent gazebo with hot tub.

1. Lease Term
Short-term: Typically under 30 days (vacation-style stay).
Mid-term: 1-4 months (ideal for travel nurses, visiting faculty, remote workers).
Include a clear start and end date and whether extensions are allowed.

2. Rent & Payments
Base monthly rate: $2165
Define:
o When rent is due (1st of each month)
o Late fee policy ($50 after 5 days)
o Accepted payment methods (Zelle, cash, check, Venmo)
o Security deposit (one month's rent for mid-term stays over one month, $500 refundable deposit for less than one month)

3. Utilities & Services
Which utilities are covered (electric up to $160, water, internet, trash, pest control)
A utilities cap (e.g., "up to $160/month; excess billed to tenant")
Services like housekeeping and yard care are provided on a set schedule

4. Maintenance & Repairs
Tenant must report any issues promptly. If an issue is reported and a service person is sent to the unit and does not find said issue, tenant is responsible for service charges).
Landlord handles structural or major system repairs.
Tenant responsible for cleaning, laundry and damages beyond normal wear and tear and loss.

5. Use of Property
No smoking indoors or on porches. Allowed only outdoors.
No subletting or over-night guests without written approval. All guests sign Liability Release Form upon arrival.
Quiet hours 11pm to 7am. No events such as weddings, parties, etc. without approval and if misrepresented by guest as to size, host may require an immediate shut down or cancellation of reservation.
Not recommended for children under 12. House is not child proofed and cannot be added by guests. Teens and young adults cannot be left alone during the stay...adult lease holder must be present at all times.

6. Check-In / Check-Out Procedures
We provide an inventory checklist (furniture, appliances, etc.).
Require tenant to return property in similar condition.
Allow for walkthrough at move-in and move-out.

7. Insurance & Liability
Require renters to carry renter's or Trip Cancellation insurance (provide proof to Host at check in).
Includes a liability waiver for lake use (kayaks, hot tub, canoe, peddle boat, paddleboards, etc.). Copy provided at check in. Not recommended for children under 12. Not child proofed. Owner has the right of refusal regarding pets and children under 12.

8. Legal Clauses
Includes governing law of State of Florida in our contract.
This is a temporary housing agreement, not a traditional residential tenancy (if under 6 months).
Eviction rights or immediate termination terms (for nonpayment, damage, or violation of rules such as overnight guests without notification, more than one small approved dog, smoking, drugs, etc. ).

9. Documentation
We have a custom short-term or mid-term lease not a standard 12-month residential lease.

10. Add-Ons
Early termination fee $2160 one month's rent (if you leave before the agreed end date)
Photo/video condition recorded before occupancy
Replacement of water amenities if lost or damaged (hot tub, boats, floats, etc.)
