Furnished mid-term rental currently available from 10/18/2026 - 1/1/2027. Monthly rent includes utilities (up to a reasonable usage amount as outlined in the lease; excessive utility usage above the monthly allowance may be billed to the tenant), fiber high-speed internet, lawn maintenance, and required monthly maintenance cleaning.

To maintain the condition of the home, a monthly professional cleaning is required and included in the rent. This service covers general upkeep such as floors, bathrooms, kitchen surfaces, and dusting (does not include laundry, dishes, or personal organization).

All applications, lease signing, and rent payments are processed securely through Avail, an online rental management platform. Tenants will have the ability to pay rent online and set up automatic payments.

No smoking permitted. Maximum occupancy of 4 tenants. Pets are considered on a case-by-case basis with an additional pet fee and rent.

First month's rent, security deposit, and pet fee (if applicable) due prior to move-in.

Garage is partially reserved for owner storage but remains available for tenant parking; ample driveway parking is also available.

Early Lease Termination:
Tenant may terminate this Lease Agreement prior to the expiration date by providing written notice to Landlord.
In the event of job relocation, change in familial status, or documented financial hardship, Tenant may terminate the lease by providing at least 30 days' written notice and paying an early termination fee equal to two (2) months' rent.
For all other early termination requests, Tenant must provide at least 60 days' written notice and pay an early termination fee equal to three (3) months' rent.

Early termination fees are due prior to the lease termination date. Tenant remains responsible for rent until the termination date.

Landlord may terminate this Lease Agreement prior to the expiration date by providing at least 30 days' written notice to Tenant and complying with all applicable Florida landlord tenant laws. Acceptable reasons for early termination by Landlord may include, but are not limited to, sale of the property, major repairs requiring vacancy, or occupancy by Landlord or a member of Landlord's immediate family.

Condition of Property Upon Move-Out:
Upon termination of the lease, Tenant agrees to return the property in clean and good condition, with all furniture, appliances, and household items in their original condition, reasonable wear and tear excepted.
Tenant agrees to:
- Remove all personal belongings
- Dispose of all trash
- Leave the home in generally clean condition
- Report any damages that occurred during the stay
Tenant is responsible for any damage to furnishings, linens, electronics, and household items during the lease term. Costs for damage beyond normal wear and tear may be deducted from the security deposit.
