RESIDENTIAL LEASE AGREEMENT
1. PARTIES & PREMISES
This Residential Lease Agreement ("Lease") is entered into between [Landlord Name] ("Landlord") and [Tenant Name(s)] ("Tenant"). Landlord leases to Tenant the residential real property located at:
424 Dubina Ave., Georgetown, TX 78626 ("Premises").
2. LEASE TERM
The term of this Lease shall be for a period of one (1) full year, beginning on [Start Date] and ending on [End Date] at 11:59 PM.
3. RENT & PAYMENT TERMS
* Monthly Rent: Tenant agrees to pay Landlord rent in the amount of $2,090.00 per month.
* Due Date: Rent is due strictly on or before the 1st calendar day of each month.
* Payment Method: Rent shall be paid electronically via [Zillow Rental Manager / Direct Bank Deposit / Selected Payment App].
* Late Fees: If full rent is not received by 11:59 PM on the 3rd day of the month, a initial late fee of $50.00 plus $10.00 per day thereafter will apply until paid in full, as permitted by Texas law.
4. SECURITY DEPOSIT
* Upon execution of this Lease, Tenant shall deposit with Landlord the sum of $2,090.00 as a Security Deposit.
* The Security Deposit shall be held as security for the faithful performance of all lease terms.
* Landlord will return the deposit, less any lawful deductions for damages beyond normal wear and tear or unpaid balances, within 30 days after Tenant surrenders possession of the Premises in accordance with Texas Property Code 92.103.
5. OCCUPANTS & USE
The Premises shall be occupied exclusively as a single-family residential dwelling by the named Tenant(s) and listed dependents only. No subletting, assignment, or short-term rentals (e.g., Airbnb/VRBO) are permitted without prior written authorization from Landlord.
6. UTILITIES & MAINTENANCE
* Utilities: Tenant is solely responsible for establishing accounts and paying for all utilities, including electricity, natural gas, water, wastewater, trash collection, and telecommunications/internet.
* Yard & Upkeep: Tenant agrees to maintain the yard (mowing, weeding, and watering as permitted by local water restrictions) and maintain the automatic sprinkler system in operational order.
* HVAC & Filters: Tenant shall replace HVAC air filters at least once every 60 90 days.
* Repairs: Tenant shall promptly notify Landlord in writing of any defects, leaks, or necessary repairs. Tenant is responsible for repairs caused by misuse, negligence, or unauthorized alterations.
7. PETS & SMOKING
* Pets: No pets are permitted on the Premises without a signed Pet Addendum and applicable fees/deposits.
* Smoking: Smoking or vaping of any kind is strictly prohibited inside the home or garage.
8. RIGHT OF ENTRY
Landlord or authorized agents may enter the Premises at reasonable times with at least 24 hours' notice to inspect, perform necessary repairs/maintenance, or show the property to prospective buyers or future tenants near the end of the term. In emergency situations, immediate entry is permitted.
9. SURRENDER & GOVERNING LAW
At the end of the lease term, Tenant shall surrender the Premises in a clean and good condition, reasonable wear and tear excepted. This Lease shall be governed and interpreted under the laws of the State of Texas (Texas Property Code Chapter 92).
