About this House

**This is located in Pine Brook Hills (foothills in North Boulder)**

Perfect situation for a quiet, mature single. Foothills living only 10 minutes from downtown.

Lower walk out level of our home with garage space and use of shared storage room.

Living area is 34'X11'. Large one bedroom, updated bath and eat in kitchen for 1 or 2. and 12X20 deck with morning sun. Wildlife viewing every day!

This is a reduced-rate rental in exchange for a caretaker-style arrangement. We are part-time residents and are seeking a reliable, responsible tenant who will be comfortable helping monitor the property while we are away. This is not a full-time property-management position, but the successful tenant must agree to perform these duties as part of the lease:

*Monitor the property while the owners are away and promptly report concerns
*Contact repair professionals using service companies and contact information provided by the owners
*Coordinate access for scheduled repairs when needed
*Perform occasional snow removal using powered equipment provided by the owners
*Keep garage doors closed to help prevent wildlife from entering
*Move trash containers out on pickup mornings and return them to the garage promptly afterward
These responsibilities are an essential condition of the rental not optional services and are reflected in the below-market rent.

Available October 1. One year lease. $1900/month includes utilities. No pets. No smoking.

Credit and references will be checked. Renters insurance requires. Snow tires required for winter (no studded tires allowed) and 4-wheel or all-wheel drive vehicle suggested.

    "I have lived in North Boulder for 30 years- Wonderland Hills and Dakota Ridge, it has always felt safe here. My children attended Boulder Public Schools, I give the schools an A+! We live a convenient short distance to restaurants, grocery stores, schools, and shopping, ...friends hang out at our house and tell me I’m a great baker of Chocolate Chip Cookies! I love to send them home with cookies or fresh dough to bake cookies with their own families! You should bring your kids to our house on Halloween, what a treat! I walk to Pearl Street by way of Foothills Trail, through beautiful neighborhoods apple orchards, Mt. Sanitas and am fascinated by the rock formations. I bicycle many days a week and many miles, such a perfect location to start from and end up! It’s a family and friends tradition to do the Bolder Boulder on the Monday of Memorial Day weekend, so fun! I have been taking it easy for a while due to some physical injuries, but continue to build up my strength and stamina walking my dog, climbing and hiking - I get a great workout! Here’s a tidbit! Keep your dog on leash and clean u"
