ABOUT MOUNTAIN HOUSE

"Rent is due on the 1st of each month. A late fee of $90 (5% of monthly rent) will be charged if rent is not received by the 5th of the month. If rent is not paid within 3 days of the due date, a 3-Day Notice to Pay Rent or Quit will be served."

Early Lease Termination:
"Tenant must provide 30 days written notice of intent to terminate lease early. Tenant remains responsible for rent until the earlier of: (a) lease expiration date, or (b) the date a qualified replacement tenant approved by Landlord begins paying rent. Tenant is responsible for actual costs incurred by Landlord in re-renting the property, including advertising and screening fees. Early termination is permitted without penalty only for legally recognized reasons under California law (military deployment, domestic violence, uninhabitable conditions, etc.)."

Subletting Prohibited:
"Subletting, assigning, or allowing any other person to occupy the premises without Landlord's prior written consent is strictly prohibited and will be considered a material breach of this lease agreement."

Modifications to Property:
"No modifications, alterations, or improvements to the premises are permitted without prior written approval from Landlord. This includes painting, wallpapering, installing fixtures, or making holes in walls. Minor nail holes for hanging lightweight pictures or mirrors are permitted (maximum 4 holes per wall). Tenant is responsible for repairing any unauthorized modifications at move-out."

Guest Policy:
"Tenant has the right to have occasional guests. However, no guest may stay at the premises for more than 14 consecutive days or a total of 14 days within any 12-month period without Landlord's prior written approval. Any guest staying beyond this limit may be considered an unauthorized occupant and constitute a lease violation. Maximum occupancy limit is 3 persons total (including tenant and any guests). Tenant is responsible for the conduct of all guests and any damage caused by guests."
