About this House

Beautiful private bedroom on a second floor with a comfortable queen bed, light/ceiling fan and large closet for ample storage needs. This bedroom enjoys great natural lighting coming from a window that faces our interior patio. Tenant will find a shared bathroom next to this bedroom. Tenant will have access to a kitchen, washer, dryer and plenty of street parking right outside our home. Utilities included in the rent: water, electricity, Wifi. Our home is near UCI Los Alamitos Medical Center, Cypress Community College, freeways (405, 605, 91) and a shopping center at walking distance.

* The contract is on a monthly basis and it starts on the 1st of every month. If either the landlord or the tenant decides to terminate this contract, they must notify each other in writing by the 1st day of the moving out month about their decision.
* Monthly rent is collected the 1st day of each month. A late payment charge of $50 per day will be charged for late rent payments.
* The security deposit will be returned at the end of lease unless it needs to be used to cover any damages made by the tenant to the bedroom, furniture or shared areas.
* For security reasons, recording/monitoring devices inside & outside the property are installed with the exception of the bedroom and bathroom.
* Tenants are responsible for the cost of replacing expendable items (i.e. lightbulbs) inside the room, following the first replacement which will be the landlord's responsibility.
* While tenants are responsible for keeping their bedroom clean and cleaning after themself for the common areas, the landlord will perform an overall cleaning of the house's common areas about once a month.
* For safety reasons, visitors, alcohol, drugs, smoking of any kind, violence, parties, weapons or hazardous materials are NOT allowed inside the bedroom or home.
* Tenant Requirements: Monthly income must be at least 3 times the rent, minimum credit score of 650, no evictions in the past 5 years, clean criminal background
* Application Materials to be submitted via Zillow: Proof of current employment with a minimum of 6 months at the current job (or for self-employed, two years of tax returns), a transcript if you are a student, background check, credit report, copy of ID, renters insurance, social media page.

    "People are walking dogs all the time and it’s a pleasant environment for animals. However, be careful of coyotes because they are very present. Walk dogs close by and on a leash to be safe. Many coyotes have been seen in the area and reports of attacking small animals are not uncommon. Unfortunately with the river beds nearby, there isn’t much that can be done except being aware of your surroundings and being prepared. "
