Application:
Screening fee is $35 for Applicants 18 years of age and older. Our screening company verifies all information, conducts a criminal background check and obtains a credit report. Income criteria (all sources combined) is 2 1/2 times the rental amount. Security deposit equal to one month's rent, subject to risk factor adjustment per our rental criteria.

TERMS:

- Application Fee: $35 per financially responsible adult

- Lease Term: 12 months

- Last month's rent due at the lease signing

- First month's rent is due at least 2 days before move-in

- Up to 2 small or medium pet considered. Pet security deposit of $200 per pet. Will allow a patio sliding Pet Dog or Cat door.

- Water&Sewar: Included in rent

- Garbage removal and all other utilities: Tenant responsibility

- Onsite parking in designated spot for up to two cars.

- Renter's Liability Insurance in the amount of $100,000 required, copy of policy due within a month of taking occupancy of the unit.

- No smoking allowed on premises

- Move-in availability: May 1, 2024

- 650+ credit score, income 2.5x rent, no evictions past 5 years, etc.
-Twelve months of verifiable contractual rental history from a current unrelated, third party landlord, or home ownership, is required.
-Less than twelve months verifiable rental history will require an additional security deposit not to exceed one and a half month's rent and/or qualified co-signer.
-Three or more notices for nonpayment of rent within one year will result in denial of the application.
-Three or more dishonored checks within one year will result in denial of the application.
-Rental history reflecting any past due and unpaid balances to a landlord will result in a denial of the application except for unpaid rent, including rent reflected in judgments or referrals of debt to a collection agency, that accrued on or after April 1, 2020, and before March 1, 2022.
-Rental history including three or more noise disturbances or any other material non-compliance with the rental agreement or rules within the past two years will result in denial.

12 month lease term, Owner pays for water & sewar, garbage removal is $50 per month.
The City of Portland requires a notice to applicants of the Portland Housing Bureau’s Statement of Applicant Rights. Additionally, Portland requires a notice to applicants relating to a Tenant’s right to request a Modification or Accommodation.
