It's tucked away in a quiet neighborhood yet it's still close to the shops and convenience of downtown Art City Springville. It has central air, washer and dryer hookups, and the kitchen includes a dishwasher, microwave, refrigerator, and range.

Rent includes high speed internet, water, sewer, and garbage. Tenant is responsible for the other utilities. In addition to rent there is a monthly fee of $10.50 for liability insurance. First month's rent is prorated to the day you move in. One year contract. No smoking and no pets.

"Streets can be congested during rush hour and the off ramps are backed up as well but as a recent transplant (3 yrs) it’s still better than SoCal. There is a front runner station nearby so that’s helpful."

"Springville is an awesome place to live close to hobble creek canyon, one exit north is sams club and two exits south is Costco in Spanish Fork. Lived here 5 years and it's been a refuge for my family."

"There’s no official dog park. Some parks have bags to pick up after your dog but they’re not refilled that often and you’re still supposed to have your dog on a leash. "

"I’ve lived here for almost 14 years. I used to love it; small town feel, while still being close to everything. Quiet, not a lot of traffic. Now, there’s a traffic jam on almost every street at least once a day. Crime has gone up. It’s noisy. All the beautiful fields and pretty open spaces are filled up with ugly, cookie cutter subdivisions. It used to be a lovely place."
