Appliances Included are: Electric Stove, Electric Oven, Microwave, Dishwasher, Refrigerator (no owner warranty), and washer (located in kitchen area) and smaller 110v electric dryer (located in enclosed patio area) (no owner warranty on washer and dryer units). Please note there is also a standard 220v electric dryer hookup available on the patio area if so desired; tenant would need to supply their own dryer for use with it.

Seasonal weed abatement and land clearing or upkeep will be at the owner's discretion and when needed or requested.

Utilities Not Included, which will be tenant responsibility, are: Electric through SDG&E, Water through Rainbow Water Dist, and Trash Service through Fallbrook Refuse EDCO. Please note this home is all electric, no gas. Tenant must take trash bins up to the top of the driveway where mailboxes are for trash pick up, and will be expected to retrieve bins on the same day due.

This home has an installed heat pump, which provides heating and cooling, and is on Septic, please note any stoppages or clogs will be the tenant's responsibility during the lease, be careful what goes down all drains. NO food solids of any kind should be put down any drains, there are drain stainers provided in the kitchen sink, which need to always be used. Due to the heat pump's compressor, there is a pipe that releases evaporated water outside the home. There is currently a 3/4" white pipe that empties into a wine barrel potted plant, which needs to stay in the exact placement for drainage concerns.

This is a Passive Solar Home, and ideal for those who want to live a low-carbon lifestyle. The solar panels mean that most of the electricity is offset and thus there is far less, to no, potential electric consumption and bills direct to the resident. The home was hand-built by a single mother and was built with indigenous rock from the land and nearby coastlines. It is situated on acreage that has native chaparral surrounding it and native wildlife abounds. The landscaping is purposely drought-tolerant to reduce water consumption. The home has a gorgeous view of Pauma Valley and Mount Palomar, with very little noise or light pollution, and tons of spacious rural charm.

Please note the owner or us as the mgmt. may require a few extra days before the scheduled move-in date for a final once-over cleaning and wipe-down detail of the home to be performed.
