1. TERM

The lease shall begin on [Start Date] and end on [End Date], unless terminated earlier in accordance with this Agreement.

2. RENT

Tenant agrees to pay $1988 per month, due on the 1st day of each month, by [preferred payment method]. A late fee of $75 will be charged if payment is not received by the 3rd day of the month, with an additional $20 per day thereafter.

3. SECURITY DEPOSIT
Tenant shall pay the first month's rent ($1988), last month's rent ($1988), and a security deposit of $1988 before move-in, for a total of $6000. The security deposit may be used to cover unpaid rent, cleaning fees, repairs beyond normal wear and tear, or breach of contract.
4. OCCUPANCY & USE

Premises are to be occupied by Tenant only. No subletting, Airbnb, or guest stays over 7 days without written landlord permission. No unauthorized occupants or additional tenants are allowed.

5. MAINTENANCE & DAMAGES

Tenant shall keep premises clean and in good condition. Tenant agrees to report any damage or necessary repairs immediately. Tenant is liable for all damages caused by negligence, misuse, or unauthorized alterations. No painting, remodeling, or alterations without written approval.

6. UTILITIES

Rent includes electricity, water, WiFi, and use of washer/dryer. Excessive use (e.g., electric bills consistently over 20% above average) may result in an additional charge.

7. NO SMOKING / NO ILLEGAL ACTIVITY

Smoking of any kind is strictly prohibited inside the unit. Tenant agrees to abstain from any illegal activity, including drug use or disruptive behavior. Violation may lead to immediate termination of lease.

8. ENTRY & INSPECTIONS

Landlord may enter the unit with reasonable notice (12 24 hours) for inspections, repairs, or emergencies. Frequent inspections may occur to ensure property is maintained properly.

9. PETS

No pets are allowed unless explicitly agreed to in writing. If permitted, a non-refundable pet fee and signed pet addendum are required.

10. TENANT RESPONSIBILITIES

Tenant is responsible for routine pest control, housekeeping, and minor plumbing issues such as clogged drains or toilets. Any failure to maintain the premises in a clean, safe, and sanitary manner may result in lease termination and forfeiture of the security deposit.

11. TERMINATION / DEFAULT

Tenant must provide 60 days written notice prior to the lease end if not renewing. If Tenant vacates early or is evicted, Tenant is responsible for rent until the unit is re-rented or lease expires. Landlord may terminate lease early if Tenant breaches any terms, with 7-day written notice. Any legal fees incurred by Landlord due to Tenant's breach are the responsibility of Tenant.

12. HOLDOVER

If Tenant stays beyond the lease term without agreement, Tenant becomes a month-to-month tenant and rent increases to $2,500/month, subject to 15-day termination by either party.

    "You see people walking their dogs all the time. My condo does not allowed pets but others do. So it means there are some properties pet friendly and others not. But in general I see as much dogs as in other neighborhoods"

Possibly there could have been some reluctance to be involved in a dispute. You didn't know what the outcome would be, and on their own people appeared to try not to hurt each other. I think the crime stats listed here are the worst for months on Trulia. This does cause concern. "
