About this House

Our much beloved 1920s Capitol Hill row house will be available for a one year rental while we are out of the country starting on or after July 5 (we can be flexible on the exact date). We're looking for tenants interested in a year-long lease (exact end date also flexible). We are renting it either partially or fully furnished (also flexible on furniture).

The house has hardwood floors and original touches throughout, but has been fully updated through a complete renovation and expansion in 2014 plus various upgrades since then. On the ground floor, the house features a living room that is quite large for Hill homes, separate dining room and kitchen with stainless steel appliances and an island with seating.

On the second floor are three bedrooms, including a large master with en suite bathroom, another full bathroom that was completely renovated in March 2025 and has a bathtub/shower, three skylights (hall bathroom, smaller bedroom and stairway). Master has a California king bed and desk setup for working from home. Middle bedroom has a twin bed and desk, but can be reconfigured depending on needs. Front bedroom has a twin daybed that folds out to be a king size bed.

The basement is partly finished with laundry and storage on the unfinished side (we also keep all our bikes here) and backyard access. The partly finished side is carpeted and has built in shelving and a desk area for working from home. There is also a pullout couch for guests or hanging out. Our kids use this space as a playroom as well.

There is a large (for the Hill) fenced in yard. Great for dogs and kids or just lounging. We have comfortable chairs, a solo stove and a BBQ all at the renters' disposal. There is also a climbing structure we are happy to leave if you want it or move. There is also a parking spot in the back yard, or you can use the street parking. Great sun in the back for growing herbs, tomatoes, etc and planters/pots.

This house has been our family home (2 parents, 2 kids who are now 5 and 9 and a small non-shedding dog) for 12 years and we have continuously upgraded and invested in it. We will be out of the country but reachable at any moment and have plenty of local family and friends on call to be helpful. We will move back in after the year is over.

The location is great. Walking score of 93. Less than a block from the Potomac Ave metro and all the Pennsylvania Ave bus lines. Also two minutes from several highway options to get to the suburbs. Five doors down from the Roost food hall which is a true gem for regular meals or when guests visit. Across the street from a charter school playground for access outside of school hours. We are about a 15 minute walk to Eastern Market and all the amenities there. After living here for over a decade, we know you'll be surrounded by friendly neighbors and a wonderful community.

Offered furnished at $4,900 per month, plus utilities. We can be flexible in moving furniture that you don't want around. This is a great rental for a family with kids because we are happy to leave some toys and supplies but would also work very well for a couple without kids or roommates and we could switch the smallest bedroom to an office or storage etc. Happy to work with what the renters prefer. We can walk through all the options with potential renters. We will store whatever items are not wanted.

No cats or shedding dogs due to allergies, but non-shedding dogs are welcome.

Renter is responsible for water, gas, electric and internet. Dogs allowed if non or very low shedding. One month rent due as a deposit at signing refundable if no damage at moveout. This is a one year lease only but exact move in and move out date can be discussed. July 2025 to July 2026. No option to go month to month after this as we will be moving back in. No smoking of any type.
