Tenant shall properly use, operate, maintain and safeguard Premises, including
if applicable, any landscaping, furnishing, and appliances, and all mechanical, electrical, gas and
plumbing fixtures, and keep them clean and sanitary. Tenant shall immediately inform Landlord of any
problem, malfunction or damage. Landlord will be responsible at all cost if the problem caused by natural
wear and tear, but for any problem caused of improper use, misconduct, and Tenant's negligence or guest,
shall be repaired or replaced and all cost is on Tenant's responsibility to pay

Term of 1 year lease agreement, Tenant agrees to pay rent without demand to the Landlord the rate of $3,500/month in
advance on the 1st day of each calendar month and considered delinquent the next day. Landlord has no time to collect rent personally, therefore Tenant will pay rent by
direct deposit to landlord's bank account. Tenant is aware about the regulation of rent increase every year
as allowed by the State of California regulatory rent control board as explained by the Landlord

Tenant acknowledges that late payment of rent will cause Landlord to incur
costs and expenses which include, but are not limited to the processing, accounting expenses, and late
charges imposed by the Landlord. If payment of rent due is not received by Landlord within 4 calendar
days after the due date, Tenant shall pay to landlord, additional of $50.00 for the first two weeks or
$5.00/day whichever is greater as Late Charge due to late or incomplete payment which shall be
deemed additional rent due. The Late penalty or late charge will be calculated from the first day of the
month till the balance due will be completely paid by the Tenant. Landlord and Tenant agree that these
charges represent a fair and reasonable estimate of the costs and shall be done payable and considered
additional rent due.

Security deposit Tenant agrees to pay $3,500 as security deposit and will be transferred
to and held by the owner of the property. All or any portion of the security deposit will be used as
necessary to cure Tenant's default in payment of cleaning charges, repair damages due to Tenant's
negligence or guest, charges due to penalties of any city violation, and not to include ordinary wear and
tear, and anything left by Tenant that is not being settled for an account due to pay. In the event that no
damages or charges incurred and as a faithful maintenance and performance by Tenant on the terms of
agreement, the said security deposit shall be returned (refundable) to Tenant without interest. Security
Deposit shall not be used by Tenant in lieu of payment for the last month's rent. Tenant will comply
to finish the term of a year period and an early termination by Tenant will only forfeit the security
deposit in favor to the Landlord. Release of security deposit will be made on the day of
final inspection on the property, a day after the tenant moves out and free from Tenant's left over
belongings.

Tenant shall not make any alteration inside or about the Premises without the Landlord's consent in writing. All alterations and additions to improve made will become property of the
Landlord and shall remain upon the premises and shall constitute a fixture permanently affixed to the
property.

Tenant agrees to comply with all rules and regulations governed by
city ordinance, or such rules from landlord prohibiting any kind of activities that is not healthy or create
nuisance to neighbors. Parking within the premises is allowed to an active and registered owned vehicles
by Tenant only. Tenant agrees to take the responsibility to keep peace and order within the premises and
that no one will violate city ordinance including guest. All penalties imposed due to city violation
committed that's include Tenant's guest committed within the property premises will be under Tenant's
responsibility to pay. Tenant also agrees to pay the penalty a month after the citation is being served for
noncompliance of city code or city ordinance, rules and regulations. In the event that Tenant is incapable
to pay the said penalty due to non payment, the Landlord will pay for the meantime to avoid lien on the
property and it will be added as a rent due. Tenant agrees to purchase Renter's Insurance Policy (HO4) as
the State of California required to protect their belongings from damages due to fire, theft and other
personal injuries that is not covered by the home owner insurance policy.

Tenant agrees to make premises available to Landlord or representative for the
purpose to enter at all necessary reasonable need and services such as repairs, alterations and
improvement, to show to prospective buyers, loan officers, appraisers, and contractors. Landlord agrees to
give Tenant twenty-four (24) hours' notice (oral, written or media access) and Tenant shall not deny the
right of entry. In case of emergency, Landlord or representatives may enter the Premises at any time
without prior notice

Failure by the Tenant to pay rent or any other charges when due, or perform any
term of the agreement, after not less than 3 days written notice of such default given in the manner
required by law, Landlord may terminate all rights of the Tenant hereof, unless Tenant shall cure such
default within the said time period of 3 days. The cost ($50.00) of servicing 3 days will be charge to
Tenant's account and it will be added as unpaid rent once Tenant cured the notice. In the event of eviction
process, Tenant agree to pay all cost incurred during the process of eviction, in order to stop the process
before the court judgment

In any legal action or legal proceeding out of this Agreement, Landlord
shall be entitled to reasonable attorney fees and other damages under the code of civil procedure section
1174(b).

The leasehold shall be occupied by no more than 4 persons. There's an additional
charge of $100.00/month each person to stay permanently as approved by the Landlord. The Tenant
agrees that no animal or pet shall be kept in, on or about the premises without a written request from the
Tenant and as approved by the Landlord.
